Median Home Price Reaches $1.275 Million Among Middleton's Disclosed July Sales

MIDDLETON -- Fifteen properties changed hands in Middleton in July, led by a $1,860,000 sale on Upton Hills Lane, though sale prices were disclosed in fewer than half of the recorded deeds.

MARKET OVERVIEW The Essex County Registry of Deeds recorded 15 property transfers in Middleton between July 3 and Aug. 1. Of those, seven included a disclosed sale price, ranging from $336,000 for a condominium unit at 38 Village Road to $1,860,000 for a home at 31 Upton Hills Lane. The median sale price among the seven disclosed transactions was $1,275,000. Fifteen recorded deeds in a single month is a notable volume for the town, though with price data missing from more than half the transfers, the full pricing picture for the period is incomplete.

TOP SALES The highest-priced sale was 31 Upton Hills Lane Lot 3, which sold for $1,860,000 on July 23; Daniel R. Riff sold the property to Simu K. Thomas. At 8 Sgt Roode Lane Lot 21, Brian E. McCarthy sold to Joseph Sartorelli for $1,529,900 on July 24. A unit at 168 Liberty Street (Lot 168A & 170B) sold for $1,300,000 on July 22, with Laura Ann Obrien, trustee, selling to Ian Povlich. At 31 Webb Street (Lot 1A & 4C), Gioacchino Curiale sold to Ricardo Vidal Cardoso for $1,275,000 on July 17. And at 110 Flint Farm Road Lot 5, Richard Gilman sold to Jack Gourdeau for $1,190,000, also on July 17.

NEIGHBORHOOD BREAKDOWN Two streets saw multiple transfers in the period. Norma Way had two sales on consecutive days, at 8 Norma Way Lot 12 (July 31) and 9 Norma Way Lot 4 (July 30); neither disclosed a price. Liberty Street also had two transfers, both originating from seller Laura Ann Obrien, trustee: the 168 Liberty Street unit sold for $1,300,000, while a second unit at 168B Liberty Street, sold to Ronald C. Lagrassa, did not disclose a price. Among the seven sales with disclosed prices, five exceeded $1 million, one fell between $500,000 and $1 million ($925,000 at 2 Phaneuf Street), and one sold below $500,000 ($336,000 at 38 Village Road).

MARKET NOTES Many of the month's addresses carry "Lot" or "Unit" designations -- including properties on Norma Way, Rowell Lane, Kimberly Lane, Sgt Roode Lane, Upton Hills Lane, Village Road, Webb Street, Flint Farm Road, Tyler Lane, Phaneuf Street and Liberty Street -- indicating those transfers involved units within subdivisions or condominium developments rather than standalone single-family parcels. Two transactions were transfers within the same name or family entity rather than open-market sales: at 8 Norma Way Lot 12, Donald E. Swansburg III transferred the property to himself, doing business as Laredo; and at 14 Kimberly Lane Lot 8, Adam Curtiss transferred the property into the Adam Curtiss Trust. Neither disclosed a price. One transaction involved a municipal buyer: the town of Middleton acquired 0 Leitner Way from Monastiero Consulting Services LLC on July 23, with no price disclosed.
