Marblehead Sale Prices Span $850,000 to $2.4 Million in Late Summer

MARBLEHEAD -- Fifteen property transfers were recorded in Marblehead between Aug. 14 and Sept. 12, according to Essex County (Southern District) Registry of Deeds records, with disclosed prices topping out at $2.4 million for a Liberty Road property and a cluster of four parcels changing hands together for $850,000 apiece.

MARKET OVERVIEW

The registry recorded 15 transfers during the four-week period. Nine of those deeds listed a sale price; the other six did not, which is typical for deed records involving trust transfers or transfers within a family. Among the nine disclosed sales, prices ranged from $850,000 to $2,400,000, with a median of $1,019,000. Fifteen recorded transfers over four weeks is a moderate volume of activity for the town, though the dataset does not include figures from prior periods, so this snapshot cannot be characterized as busier or slower than a typical month.

The month's highest-priced transaction was 16 Liberty Rd. Lot 8A, which sold for $2,400,000 on Sept. 11. The seller was listed as Posasrd Family Trust and the buyer as Brian J. Osullivan. At 27 Waldron St., Anthony M. Sasso sold to Lune Klappe-Regan for $1,615,000, also recorded Sept. 11. Two properties sold for prices just above $1.1 million on Sept. 11: 2 Rolleston Rd. sold for $1,130,000, with Michael E. Finn, as trustee, as seller and Juan Fernando Perez Botero as buyer; and 8 Risley Rd. sold for $1,125,000, with Sarah P. Cecil, as trustee, as seller and Daniel Donato as buyer. Rounding out the top five, 19 Rowland St. Pcl A sold for $1,019,000 on Sept. 8, with Lynn L. Murphy as seller and Daniel Meyer as buyer.

Five sales closed above $1 million: 16 Liberty Rd. ($2,400,000), 27 Waldron St. ($1,615,000), 2 Rolleston Rd. ($1,130,000), 8 Risley Rd. ($1,125,000) and 19 Rowland St. ($1,019,000). Four sales closed at exactly $850,000, all recorded Sept. 10 with the same grantor, Alexandra Cernkovic as representative, and the same grantee, Ellawinn Marblehead LLC: a parcel identified only as "See Record," 0 Circle St., 0 Merritt St. and 29 & 31 Circle St. Two of those four addresses are on Circle Street, making it the only street with more than one recorded sale in this dataset. The remaining six transfers, at 249 Green St. Lot A, 6 Miles Standish Rd. Lot 51, 22 Arrowhead Rd. Lot 5B, 94 Jersey St., 9 Mohawk Rd. Lot E & Pt Lot D, and 18 Sapphire Ave. Lot 94 & 95, carried no disclosed price.

MARKET NOTES

The four $850,000 transfers on Sept. 10 involved a single buyer, Ellawinn Marblehead LLC, acquiring multiple parcels from the same seller in one batch of recordings; deed records do not indicate why the parcels were sold together. Six of the 15 transfers, 40% of the period's activity, listed a grantor and grantee with the same surname or the same individual named on both sides of the deed, typically a transfer into a revocable or family trust. None of those six disclosed a price. Six of the 15 records also reference a specific "Lot" number in the address, consistent with condominium or subdivided-parcel filings, though the dataset does not specify property type directly.
