Marblehead Home Prices Range From $385,000 To $2.8 Million In July

MARBLEHEAD -- Fifteen residential deeds were recorded in Marblehead between July 3 and Aug. 1, with disclosed sale prices ranging from $385,000 to $2,814,000 and a median of $930,000 among the nine transactions that reported a price.

MARKET OVERVIEW Of the 15 deeds recorded during the period, nine included a disclosed consideration amount; the remaining six were transfers into trusts or between family members that did not report a sale price. Among the nine priced sales, four topped $1 million, three fell between $500,000 and $1 million, and two sold for less than $500,000. Fifteen recorded deeds in a single four-week period represents a notable volume of activity for the town, though the fact that 40 percent of the transfers disclosed no price limits how completely the period's overall market value can be assessed from the available data.

TOP SALES The highest-priced transaction was 10 Naugus Ave Lot F1, which sold for $2,814,000 on July 31. GHP 10 Naugus Avenue LLC sold the property to Jacob Abdolmohammadi.

5 Coolidge Rd Lot B sold for $2,645,000 on July 31. Elizabeth C. Quigley sold the property to Alexandra Garfield.

33 Franklin St sold for $2,525,000 on July 30. Maleah Piazza sold the property to Michael Jones Tentindo.

39 Clifton Ave sold for $1,790,000 on July 29. Emmelyn Monteagudo sold the property to John Patrick McGrath.

10 Charlotte Rd Lot 10 sold for $930,000 on July 31. The Dexter H. Koopman & Marcia H. Koopman Living Trust sold the property to Skylar Sabbag.

NEIGHBORHOOD BREAKDOWN Front Street recorded two transactions during the period: 95 Front St Unit 1 sold for $875,000 on July 30, while 33 Front St, transferred the same day between Heather E. Thompson and Alexander Thompson, did not disclose a price. No other street recorded more than one deed. By price tier, four sales topped $1 million -- 10 Naugus Ave, 5 Coolidge Rd, 33 Franklin St and 39 Clifton Ave. Three fell between $500,000 and $1 million -- 10 Charlotte Rd, 95 Front St and 20 Arrowhead Rd, the last selling for $500,000 from Bartolomeo Freddo, Tr., to Stonebrook Land Developers LLC. Two sold under $500,000: 52 Rowland St Unit 1 at $385,000 and 40R Prospect St Unit 3 at $427,000. The remaining six deeds -- at Pinecliff Drive, Ocean Avenue, Lafayette Street, Pickwick Road, Front Street and Calthrope Road -- did not disclose a price.

MARKET NOTES Six of the 15 recorded deeds, 40 percent of the period's total, appear to be transfers of a property into a trust held by the same individual, or between family members sharing a surname, rather than open-market sales: 33 Pinecliff Dr Lot 515 (Robert E. Simmons Jr. to the Robert Eldon Simmons Jr. Revocable Trust), 307 Ocean Ave Lot 209 (Bennett I. Rich to Bennett I. Rich, Tr.), 68 Lafayette St Lot 1-A (Martha Ann Caradonna to Paula A. Caradonna), 32 Pickwick Rd (Kevin P. Towler to Kevin P. Towler, Tr.), 33 Front St (Heather E. Thompson to Alexander Thompson), and 18 Calthrope Rd (William C. Miller to William C. Miller, Tr.). All six of those transfers reported no sale price, consistent with their non-arm's-length nature.

Deed records also show a mix of condominium or unit-designated properties -- including transactions at Naugus Avenue, Coolidge Road, Charlotte Road, Pinecliff Drive, Front Street, Rowland Street, Ocean Avenue, Lafayette Street and Prospect Street, each recorded with a lot or unit number -- alongside single-address conveyances at Franklin Street, Clifton Avenue, Pickwick Road, Front Street and Calthrope Road, and a land-only transfer at Arrowhead Road.
