LYNNFIELD -- Fifteen property transfers were recorded in Lynnfield between July 3 and Aug. 1, with disclosed sale prices ranging from $1.15 million to $4.6 million and a median of $1.4 million among the 11 transactions that included a stated price.

Essex County (Southern District) Registry of Deeds records show 15 Lynnfield property transfers recorded during the period, 11 of which listed a sale price. Among those 11, prices ranged from $1.15 million at 2 Rourke Lane to $4.6 million at 9 Tuttle Lane, with a median of $1.4 million. The remaining four transfers did not include a disclosed consideration amount. Based on raw count alone, 15 recorded deeds in a four-week span represents a moderate volume of activity; the data does not indicate whether this is higher or lower than other recent periods in town.

TOP SALES

The month's highest-priced transaction was 9 Tuttle Lane, Lot 5, which sold for $4.6 million on July 30. Orr Homes LLC was the seller and Emma I. Tracia, as trustee, was the buyer. The second-highest sale was 11 Elizabeth Way, Lot 6, at $2.75 million on July 31, sold by Ralph DiGirolamo, as trustee, to 11 Elizabeth Realty Trust. Third was 3 Quigley Circle, Unit 48, which sold for $2,021,225 on July 30; Toll Northeast V Corp. was the seller and Kenneth J. Moylan, as trustee, the buyer. Rounding out the top five were 19 Fairway Lane, Unit 53, sold for $1,573,036 on July 24 by Toll Northeast V Corp. to Leigh A. Cowdrick, and 9 Perkins Lane, Lot 5, sold for $1.525 million on July 31 by Carol Ann Schelzi to Shane M. Brown.

NEIGHBORHOOD BREAKDOWN
