Lynnfield Home Sale Prices Top $1.2 Million Median In Late-Summer Deed Records

LYNNFIELD -- Fifteen property transfers were recorded in Lynnfield between Aug. 7 and Sept. 5, with the eight sales that disclosed a price ranging from $740,000 to $1,690,877 and a median of $1,225,000.

MARKET OVERVIEW

The Essex County Registry of Deeds (Southern District) recorded 15 property transfers in Lynnfield during the period, though only eight of those deeds listed a sale price. Among the eight disclosed sales, prices ranged from $740,000 for a home on Williams Road to $1,690,877 for a condominium unit on Quigley Circle. The median disclosed sale price was $1,225,000. With more than half the recorded transfers carrying no disclosed price, and several of those representing transfers within a single family or into a trust rather than open-market sales, the raw count of 15 recorded deeds does not by itself indicate the pace of buying and selling activity in town.

NEIGHBORHOOD BREAKDOWN

No street in the dataset recorded more than one sale during the period, so transactions are grouped by price tier instead of location. One disclosed sale, the condominium unit at 900 Lynnfield Street, fell in the $500,000-to-$1-million range at $950,000, sold by Robert Hood to Eva G. Foley. The remaining seven disclosed sales were priced above $1 million, led by the Quigley Circle and Stableford Court units and including single-family sales on Huntingdon Road, Suntaug Street, Crest Road, Meservey Lane and Williams Road. The Meservey Lane sale, at $1,184,200, listed the seller as the Rosberg Family Irrevocable Trust of 2012 and the buyer as Anthony Moschopoulos. The Williams Road sale, at $740,000, was the period's lowest disclosed price; Vincent M. Mirisola, as trustee, sold to Anthony Suppa. Seven of the 15 recorded transfers carried no disclosed price.

MARKET NOTES

Two of the period's highest-priced transactions, at Quigley Circle and Stableford Court, were unit sales from the same seller, Toll Northeast V Corp, indicating continued sales activity tied to that entity. At least three of the 15 recorded transfers involved unit-numbered addresses (900 Lynnfield Street Unit 1, 1 Quigley Circle Unit 49 and 1 Stableford Court Unit 13); the rest were recorded without unit designations. Of the seven transfers with no disclosed price, six involved a seller and buyer sharing the same surname, or the same individual transferring property into a trust bearing their own name, on Hutchins Circle, Tappen Way, Midland Road, Moran Road, Bishop Lane and Hawkes Lane. One undisclosed-price transfer, for a parcel listed as "See Rec Lot C," went to the Town of Lynnfield.
