Lynn Sale Prices Cluster Below $700,000 Despite Two Million-Dollar Deals

LYNN -- Fifteen residential property sales recorded at the Essex County (Southern District) Registry of Deeds between Aug. 28 and Sept. 26 ranged from $380,000 to $1,580,000, with a median sale price of $647,000 among the properties with recorded prices.

MARKET OVERVIEW The registry recorded 15 transfers during the period, with sale prices available for 12 of them as of this writing. Prices ranged from $380,000 to $1,580,000, and the median among priced sales was $647,000. Three transfers, at 22 King St, 64 Sutcliffe Rd and 69 Lowell St, have not yet posted a price to the registry; that is a routine data lag, not a sign the parties withheld the figure. Fifteen recorded sales in a four-week window is a moderate pace based on the raw count alone; the data does not indicate whether that represents an increase or decrease from prior periods.

TOP SALES The month's highest-priced sale was 77-79 Chestnut St, Lot C, which sold for $1,580,000. Chestnut Street Realty Trust was the seller and Chestnut St Properties LLC the buyer. The second-highest sale was 16 Dowfield Ter, Lot 1, at $1,100,000, sold by Robert Granara to Robert Franchel Diaz-Mondre. Third was 58-68 Exchange St, Lot A, which sold for $795,000, with Howard Enterprises LLC selling to ARC 68 Exchange LLC. Fourth was 25 Gordon Rd at $699,900, sold by Alyse Schulz to Erick Emiliano Martinez Jr. Rounding out the top five was 11 Lansing Rd, Lot B, at $670,000, sold by 11 Lansing LLC to Staci M. Henderson.

NEIGHBORHOOD BREAKDOWN No street in the data recorded more than one sale during the period, so no single-street cluster emerged. By price tier, two sales closed above $1 million: 77-79 Chestnut St ($1,580,000) and 16 Dowfield Ter ($1,100,000). Limited liability companies or trusts appear as either buyer or seller in eight of the 15 transactions, including the top two sales. One sale, 103 Goodridge St, involved Opendoor Property J LLC as seller, a national real estate investment firm. Two transfers in the data show a shared surname between grantor and grantee: 64 Sutcliffe Rd, where Kristen L. Woulfe transferred the property to the Kristen L.
