Lynn home prices span $325,000 to $1.1 million in July deed records

LYNN -- Fifteen property transfers were recorded in Lynn between July 3 and Aug. 1, with sale prices ranging from $325,000 to $1.1 million. The month's priciest transaction, a condominium unit on Minot Street, was also its only sale to cross the $1 million mark.

MARKET OVERVIEW The Essex County (Southern District) Registry of Deeds recorded 15 Lynn property transfers during the period, 11 of which disclosed a sale price. Prices ranged from $325,000 for a unit on Lambert Avenue to $1.1 million for a unit on Minot Street. The median sale price among the 11 disclosed transactions was $635,000. Based on the raw count alone, 15 recorded deeds over a four-week span represents a full and steady stream of activity, though the data provides no basis for comparison to prior months or to citywide or regional norms.

TOP SALES The month's highest-priced transaction was 28 Minot St. Pt. Lot 11, which sold for $1.1 million on July 31. Seller Adolfo Paulino Rosario conveyed the property to buyer Jacqueline C. Cervantes Chavez.

At 46 Brookline St. Lot 33, the property sold for $862,500 on July 31. Seller Edward R. Zuppio conveyed to buyer Victor S. Deleon.

At 502 Western Ave. Lot 18, the sale price was $860,000, recorded July 31. Seller Naira Gutierrez Cabrera conveyed to buyer Loren Daniela Ramos Mejia.

At 66 Lewis St., the property sold for $710,000 on July 31. Seller Jeffrey B. Miller, as trustee, conveyed to buyer Yunior E. Ramirez Lopez.

Rounding out the top five, 630 Lynnfiled St. Lot 18C sold for $640,000 on July 30. Lacey Realty Trust of 2025 conveyed to buyer Mdr Khan Chowdury.

NEIGHBORHOOD BREAKDOWN No single street produced more than one recorded sale this period, so no street-level clustering emerged. Grouped by price tier instead: one sale exceeded $1 million (Minot Street). Eight sales fell in the $500,000-to-$1 million range, spanning Brookline, Western, Lewis, Lynnfiled, Park, Alden, Eade and Dennison streets. Two sales were under $500,000, on Ellsworth Terrace ($495,000) and Lambert Avenue ($325,000). The remaining four transfers, on Bow Ridge Road, Walter Street, Kelly Lane and Bulfinch Terrace, did not disclose a sale price.

One buyer-seller overlap is worth noting without speculation on cause: Victor S. Deleon was the buyer on the $862,500 Brookline Street sale and, separately, the seller on the $600,000 sale of 75 Alden St. to Rutileia Da Gloria Justino Mendes, both recorded July 31.

MARKET NOTES Ten of the 15 recorded transfers involved addresses with a unit or lot designation (Minot, Brookline, Western, Eade, Dennison, Ellsworth, Bow Ridge, Kelly, Bulfinch and Lynnfiled), suggesting a condominium-heavy mix for the period; the remaining five were street-address transfers without unit designations (Lewis, Alden, Lambert, Walter and Park). Bed, bath and square-footage figures were not available in the deed data and are omitted.

Four of the 15 transfers, 27 percent, did not disclose a sale price, all of them transactions where the grantor and grantee share a surname or appear to be the same individual: Aristoboul V. Magloire to Jemima I. Magloire on Bow Ridge Road; Jenson Jasmanny Iraheta to himself as trustee on Kelly Lane; Ann Marie Leonard to herself as trustee on Bulfinch Terrace; and July E.
