Top Manchester Sale Hits $4.8 Million as Prices Span Wide Range

MANCHESTER BY THE SEA -- A Jersey Lane property changed hands for $4.8 million in late August, the top sale among 10 deeds recorded in Manchester by the Sea over the past month, according to Essex South Registry of Deeds records.

MARKET OVERVIEW Ten sales were recorded between Aug. 7 and Sept. 2. Six of the 10 disclosed a sale price, ranging from $500,000 to $4,800,000, with a median of $1,371,500 among the disclosed sales. The other four transfers, roughly 40 percent of the period's activity, did not include a recorded consideration amount. With only 10 recorded transfers over four weeks, the raw count does not indicate whether the period was especially active or quiet without a prior-month baseline for comparison.

TOP SALES The highest-priced sale was 6 Jersey Ln, Parcel B & D, which sold for $4,800,000 on Aug. 31. Mia Schlappi sold the property to Peter Rogal. The second-highest was 33 Forster Rd, Lot A, which sold for $2,270,000 on Aug. 13; Emanuele Pagani sold to Kimberly Anne Pittman. Rounding out the top sales, 16 Tappan St sold for $1,428,000 on Aug. 12, with Charles P. Brown, as trustee, selling to Sean Adams. At 57 School St, Unit 4, Lisa Hubbard sold to Amy Adams for $1,315,000 on Aug. 24, the top sale among the period's condominium transactions.

NEIGHBORHOOD BREAKDOWN Summer Street saw two transactions during the period: 76 Summer St, sold Sept. 2 from Paul J. Murray, as trustee, to 76 Summer Street LLC with no price disclosed, and 95 Summer St, sold Aug. 7 for $500,000, the period's lowest disclosed price, from the estate of Edwin Benjamin Dott to Paul Campagna. By price tier among disclosed sales, one fell under $1 million ($500,000), three fell between $1 million and $2 million ($1,100,000 to $1,428,000), and two exceeded $2 million ($2,270,000 and $4,800,000).

MARKET NOTES Three of the 10 recorded transfers, at 17 Norwood Ave, 2 Alpine Rd and 4 Knight Rd, Lot F, moved property from an individual owner to that same individual as trustee of a trust, a pattern consistent with estate or trust planning. None of these three carried a disclosed sale price. A fourth transfer, 76 Summer St, moved from a trustee to a limited liability company, also with no price disclosed. Beds, baths and square footage were not available from the deed records for any property in this dataset.
