July sale prices in Swampscott span from $340,000 to nearly $1.4 million

SWAMPSCOTT -- Fifteen residential properties changed hands in Swampscott between July 3 and Aug. 1, with recorded sale prices ranging from $340,000 to $1,385,000, according to deeds filed with the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW

The registry recorded 15 property transfers during the period, though only 10 included a disclosed sale price; the remaining five were recorded without consideration listed, which is common for deed records and does not necessarily indicate the properties changed hands for no payment. Among the 10 sales with disclosed prices, the median was $690,000. The 15 recorded transfers over the four-week period reflect a moderate pace of activity, though the dataset does not include prior-month or year-over-year figures for comparison.

TOP SALES

The month's highest-priced sale was 49 Ocean View Rd Lot A, which sold for $1,385,000 on July 31. June A. Kalman was the seller and Colin Smith the buyer.

The second-highest sale was 9 Sheridan Rd Lot 16, which sold for $935,000 on July 31. Anita Bender sold the property to Emily A. Jones.

22 Beach Ave sold for $852,000 on July 30. Steven Holshouser was the seller and Kevin Hawke the buyer.

77 Shelton Rd Lot 14-A sold for $840,000 on July 27. John Patrick McGrath sold the property to Maya Palumbo-Travis.

5 Lexington Pk sold for $710,000 on July 27. Angela Murdock Mstr was the seller and Alexander Morris Early the buyer.

NEIGHBORHOOD BREAKDOWN

Paradise Road saw two condominium unit sales during the period: 404 Paradise Rd Unit 3L sold for $460,000 on July 30, and 1008 Paradise Rd Unit 1M sold for $375,000 on July 29. No other street had more than one recorded sale in this dataset.

By price tier, one sale exceeded $1 million: the $1,385,000 transaction on Ocean View Road. Six sales fell between $500,000 and $1 million, including the Sheridan Road, Beach Avenue, Shelton Road, Lexington Park, Salem Street and Curry Circle transactions. Three disclosed sales were under $500,000: the two Paradise Road condo units and a $340,000 sale recorded under "See Record" with Anthony S. LaSala Jr. as seller and Julia Webster as buyer.

Among sales with disclosed prices, at least three involved buyers or sellers identified as trusts or realty entities: 1008 Paradise Rd Unit 1M sold to Tao Realty Trust for $375,000, and the undisclosed-price transfers noted above also involved trusts. Unit-designated sales -- 404 Paradise Rd Unit 3L, 1008 Paradise Rd Unit 1M and 184 Puritan Rd Unit B -- indicate condominium transactions, while the remaining recorded sales reference individual lots.
