Ipswich Sale Prices Range From $795,000 To $890,000 Amid Scarce Price Disclosure

IPSWICH -- Fourteen property deeds were recorded in Ipswich between Aug. 14 and Sept. 12, but only two carried a disclosed sale price, and most of the transfers moved property between people who share a last name.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 14 property transfers in Ipswich during the period. Of those, only two, or roughly one in seven, listed a consideration amount: $795,000 and $890,000. The median of those two disclosed sales is $842,500. With 12 of 14 deeds carrying no price, the raw sales count alone does not support a read on whether the period was active or quiet in dollar terms; volume was moderate for a single town over four weeks, but the bulk of that volume consisted of transfers where the grantor and grantee share a name, a pattern common to trust and estate restructuring rather than open-market sales.

TOP SALES 21 N. Ridge Rd. sold for $890,000 on Sept. 2, deeded from Alan R. Deveau to Timothy Frey. It is the only sale in the period between parties with different surnames and a disclosed price above $800,000. 18 County St., Unit 4, sold for $795,000 on Sept. 8, deeded from the Cindy Laughton Quimby Trust of 2017 to Sara Astarita. The remaining 12 transfers recorded in the period carried no disclosed consideration amount and cannot be ranked by price.

NEIGHBORHOOD BREAKDOWN North Ridge Road recorded two transfers in the period: 57 N. Ridge Rd. (Sept. 4, price not disclosed, Thomas J. Piazza to Thomas J. Piazza, trustee) and 21 N. Ridge Rd. (Sept. 2, $890,000, Deveau to Frey). No other street had more than one recorded transfer. The remaining 12 addresses were spread across Currier Park, Heard Drive, Eagle Hill Road, Island Park Road, Jurdins Hill Road, Plains Road, Upper River Road, Linebrook Road, Colonial Drive, River Road and Marys Way, showing no other geographic clustering. By price tier, the two disclosed sales both fall under $1 million; the price tier of the remaining 12 transfers cannot be determined from the available data.

MARKET NOTES Ten of the 14 recorded deeds list the same or a closely related name as both grantor and grantee, for example Daniel Healey to Daniel Healey, trustee, at 14 Currier Park; Angela Mauro-Conrad to Angela Mauro-Conrad, trustee, at 1 Jurdins Hill Rd.; and Adolfo B. Cuevas Jr., trustee, to himself as trustee at 10 Plains Rd. These seven addresses, plus similar transfers at 16 Heard Dr., 24 Eagle Hill Rd., 19 Island Park Rd., 25 Upper River Rd., 500 Colonial Dr. and 1 Marys Way, show property moving into or between trusts held by the same individual or family rather than changing to an unrelated buyer. That pattern accounts for most of the period's undisclosed-price transfers, since such transfers are not typically priced at fair market value on the deed. Only four of the 14 transfers, at 18 County St., 343 Linebrook Rd., 55 River Rd. and 21 N. Ridge Rd., were deeded to a buyer with a different surname than the seller, and of those, only two carried a disclosed price. Property types in the period included single-family addresses, at least two condominium units (18 County St., Unit 4, and 500 Colonial Dr., Unit B206), and several multi-lot parcels. No square-footage or bedroom/bathroom data was available in the deed records, so no price-per-square-foot comparison can be made.
