Ipswich Home Sale Tops $1.5 Million as Most September Deeds Await Pricing

IPSWICH -- Fourteen properties changed hands in Ipswich between Aug. 21 and Sept. 19, but only three of those transactions carry a recorded sale price so far, led by a $1.5 million condominium sale on Turkey Shore Road. The bulk of the month's deed activity involved transfers into family trusts, a pattern that shows up repeatedly across the data set.

MARKET OVERVIEW

Of the 14 deeds recorded during the period, three carried a sale price so far: $600,000, $795,000 and $1,500,000, for a median of $795,000 among those three. The remaining 11 transactions show no price yet, which is typical for newly recorded deeds; consideration amounts generally appear in the registry within about a week of recording. Based on the raw count of 14 transfers, deed activity was steady over the four-week span, though the current price gap means the full scope of the month's dollar volume is not yet visible.

TOP SALES

53-55 Turkey Shore Road, Unit 1, sold for $1,500,000 on Sept. 18. The seller was 55 TS LLC and the buyer was John Williamson.

18 County Street, Unit 4, sold for $795,000 on Sept. 8. The seller was the Cindy Laughton Quimby Trust of 2017 and the buyer was Sara Astarita.

10 Cleveland Avenue, Unit 1, sold for $600,000 on Sept. 15. The seller was Stephen M. Calzini and the buyer was Michael Gorrell.

The remaining 11 transactions recorded during the period do not yet show a sale price.

No street recorded more than one transaction during the period, so activity is grouped by price tier. Over $1 million: the Turkey Shore Road condominium at $1.5 million. Between $500,000 and $1 million: County Street ($795,000) and Cleveland Avenue ($600,000). Price not yet available: 11 transfers spread across Crestwood Road, High Street, Colonial Drive, Broadway Avenue, Currier Park, Heard Drive, Eagle Hill Road, Island Park Road, Jurdins Hill Road, North Ridge Road and Plains Road, with no concentration on any single street.

None of these nine carry a recorded sale price.
