Hawk Hill Lane sale at $1.83 million leads September price range

IPSWICH -- A Hawk Hill Lane property sold for $1,830,000 in late September, the highest recorded sale of the period and one of four transactions to clear $1.3 million as Ipswich's real estate market recorded 15 deed transfers over the past month.

MARKET OVERVIEW Fifteen sales were recorded in Ipswich between Aug. 28 and Sept. 26. Of those, nine carried a recorded sale price so far, ranging from $600,000 to $1,830,000, with a median of $875,500 among the priced sales. The remaining six transactions have not yet had a price recorded, which is typical for recently filed deeds and does not indicate the price was withheld. A count of 15 transfers in a four-week span reflects a period of ordinary activity for the town, based on the raw volume alone.

TOP SALES The month's highest-priced sale was 10 Hawk Hill Lane, which sold for $1,830,000 on Sept. 25. Linda S. Heath, as trustee, sold the property to Jannine E. Alexander.

53-55 Turkey Shore Road, Unit 1, sold for $1,500,000 on Sept. 18. The seller was listed as 55 TS LLC, and the buyer was John Williamson.

375 Linebrook Road sold for $1,350,000 on Sept. 24. Ryan M. Snee sold the property to Caroline Beaulieu.

16 Nabbys Point Road sold for $1,315,000 on Sept. 22. Katherine M. Earley, as trustee, sold the property to James Patrick.

72 Mile Lane sold for $875,500 on Sept. 24. Jeffrey L. Swoyer sold the property to the Crowbar Family Trust.

NEIGHBORHOOD BREAKDOWN Two units at 400 Colonial Drive, Unit 38 and Unit 45, changed hands during the period, both without a recorded price so far. No other street had more than one recorded sale in this data set.

By price tier, four sales exceeded $1 million: Hawk Hill Lane ($1,830,000), Turkey Shore Road ($1,500,000), Linebrook Road ($1,350,000) and Nabbys Point Road ($1,315,000). Two sales fell between $700,000 and $1 million: Mile Lane ($875,500) and Cedarview Road ($750,000). Three sales were recorded between $600,000 and $700,000: Lafayette Road ($680,000), North Main Street ($648,500) and Cleveland Avenue ($600,000).

MARKET NOTES Several of the month's transfers involved trusts rather than open-market buyer-seller transactions. At 400 Colonial Drive Unit 38, Berry E. Sullivan sold to the Sullivan Trust dated Sept. 23, 2026. At 6 Lot 227, Rebecca O'Brien sold to Rebecca Flynn O'Brien, as trustee. At 66 High Street, Linda H. Behan sold to the Linda H. Behan 2026 Revocable Trust. In each of these three cases, the seller's name matches or closely matches the trust's name or the buyer's name, consistent with a transfer into a personal or family trust rather than a sale to an outside party. Two additional deeds, at 40 North Main Street Unit 3 and 11 Crestwood Road, also listed a trust as either seller or buyer.

The data set also reflects a mix of property types. Several recorded addresses carry unit or lot designations, including North Main Street, Cleveland Avenue, Turkey Shore Road, Lafayette Road, Cedarview Road, Crestwood Road, Colonial Drive (both units) and Lot 227, indicating condominium or subdivided-lot sales made up a substantial share of the month's activity alongside single-family properties such as Hawk Hill Lane, Linebrook Road, Mile Lane, Nabbys Point Road and High Street. Bedroom, bathroom and square-footage figures were not available in the deed data for any sale this period.
