Hamilton home sales range from $635,000 to $2.36 million in July

HAMILTON -- Fourteen property transfers were recorded in Hamilton over the past month, but only five disclosed a sale price, ranging from $635,000 to $2,355,000. The rest were largely transfers within the same families or into personal trusts.

MARKET OVERVIEW

The Essex County Registry of Deeds recorded 14 Hamilton property transfers between July 3 and Aug. 1. Of those, five listed a sale price, ranging from $635,000 to $2,355,000, with a median of $935,000 among the disclosed sales. The other nine transfers did not include a consideration amount, consistent with intra-family or trust-related transfers rather than open-market sales. Fourteen recorded deeds is a moderate count for the town, though with two-thirds of transfers lacking price data, the raw volume does not by itself indicate how active the traditional buy-sell market was during the period.

TOP SALES

The month's highest-priced transaction was 5 Farrington Lane, Lot 10, which sold for $2,355,000 on July 17. The Lisa C Crawford Revocable Trust sold the property to Kate M Shamsuddin. Beds, baths and square footage were not available from the deed record.

191 Bay Road sold for $965,000 on July 31, transferring from Small Town RE LLC to Tobin Wells.

2 High Rock Lane, Lot 7-1, sold for $935,000 on July 27. Gregory W Lesher sold the property to Goodino Real Estate LLC.

18 Knowlton Street, Lot 7, sold for $705,750 on July 30. The Jacob & Helen Hauck Trust sold the property to Valerie Schmuch.

111 Linden Street sold for $635,000 on July 30, from Nicholas Ehrenberg to Patrick John Ziemba.

NEIGHBORHOOD BREAKDOWN

Birch Road accounted for four of the month's 14 transfers -- 6 Birch Road, 8 Birch Road, 10 Birch Road and an additional unaddressed Birch Road parcel -- all recorded July 31 and all involving Paul A. Fucillo and Jean M. Fucillo, either as individuals or as trustees. None disclosed a sale price.

White Road accounted for two more transfers on the same date -- 2 White Road and White Road, Lot 88 -- both from Jean M. Fucillo to Paul A. Fucillo as trustee, also without disclosed prices. A related Forest Street parcel (Lots 103 and 104) transferred from Paul A. Fucillo to himself as trustee the same day.

Among the five disclosed sales, one fell under $700,000 (111 Linden Street, $635,000), three fell between $700,000 and $1 million (18 Knowlton Street, $705,750; 2 High Rock Lane, $935,000; 191 Bay Road, $965,000), and one exceeded $1 million (5 Farrington Lane, $2,355,000).

MARKET NOTES

Nine of the 14 recorded transfers -- the Birch Road, White Road and Forest Street parcels involving the Fucillo family, plus 42 Grant Avenue, Lot 2 (Kenneth Brand to Kenneth R. Brand as trustee) and 108 School Street (Paul C. Hershberg to Paul C. Hershberg as trustee) -- involved a seller and buyer sharing the same last name or a transfer into a personal trust. None of these nine disclosed a sale price. The remaining five transfers, all between unrelated parties, disclosed prices ranging from $635,000 to $2,355,000. Bed, bath and square-footage data were not available in the deed records for any property, so no price-per-square-foot comparisons could be made.
