Hamilton Home Sale Prices Range From $760,000 To $1.3 Million

HAMILTON -- Fourteen property transfers were recorded in Hamilton between July 17 and Aug. 15, but a sale price was disclosed in just four of them. Those four ranged from $760,000 to $1,300,000, with a median of $902,500.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 14 property transfers involving Hamilton addresses during the period. Only four included a disclosed consideration amount: $1,300,000; $965,000; $840,000; and $760,000. Among those four, the median sale price was $902,500. The other 10 transfers, 71% of the total, listed no sale price, a pattern common to transfers between family members or into trusts rather than open-market sales. Because three-quarters of the period's transfers carry no price data, the raw count of 14 does not, by itself, indicate whether the broader sales market was active or quiet.

TOP SALES

55 Fox Run Rd Lot 28A sold for $1,300,000 on Aug. 14, the highest disclosed price of the period. Kate M. Shamsuddin sold the property to Jordan L. Becker.

191 Bay Rd sold for $965,000 on July 31. Small Town RE LLC sold the property to Tobin Wells.

121 Linden St sold for $840,000 on Aug. 14. Steven Derocher sold the property to Stephen Sanborn.

315 Lake Dr Lot 33 & 34 sold for $760,000 on Aug. 7. 315 Lake Drive LLC sold the property to Daniel R. Hebert.

No other transfers recorded during the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN

Birch Road accounted for four separate transfers on July 31: 6 Birch Rd, an unaddressed Birch Rd parcel, 8 Birch Rd and 10 Birch Rd. All four involved Paul A. Fucillo and Jean M. Fucillo, individually and as trustees, and none disclosed a price.

White Road and Forest Street saw three more transfers the same day, July 31: White Rd Lot 88, 2 White Rd and Forest St Lot 103 & 104. All involved Fucillo family grantors and grantees and carried no disclosed price, bringing the family's total recorded transfers that day to seven parcels.

The four disclosed-price sales were spread across separate streets: Fox Run Road ($1.3 million), Bay Road ($965,000), Linden Street ($840,000) and Lake Drive ($760,000).

Two additional individual-to-trust transfers were recorded on separate streets: 4 Martel Rd, from Carol L. MacGregor to Carol L. MacGregor as trustee, and 86 Village Ln Lot 7 & 8, from David Poulo to David Poulo as trustee. Neither disclosed a price.

Woodland Mead saw a multi-lot transfer, addressed as 27, 66 & 122 Woodland Mead Lots 14A, 14B, 15 and 22, from President & Fellows of Harvard College to Harvard Hamilton Farm LLC. No price was disclosed.

Ten of the 14 recorded transfers, 71%, list no consideration amount.
