Hamilton Home Sale Prices Range From $565,000 To $1.3 Million

HAMILTON -- Fourteen property deeds were recorded in Hamilton between July 24 and Aug. 22, but only six disclosed a sale price, ranging from $565,000 to $1.3 million with a median of $825,000. The remaining eight transactions, more than half the total, were transfers into trusts, between family members, or to an LLC without a stated purchase price.

MARKET OVERVIEW

Of the 14 deeds recorded during the period, six included a disclosed consideration amount. Among those, prices ranged from $565,000 for 27 Leigh Rd to $1,300,000 for 55 Fox Run Rd Lot 28A, with a median sale price of $825,000. The other eight transactions, 57% of the total, listed no price, a pattern consistent with intra-family or trust transfers rather than open-market sales. Based on the raw count of 14 recorded transactions over four weeks, the period shows steady activity, though the high share of undisclosed-price transfers limits how much can be concluded about overall market conditions.

The highest-priced transaction was 55 Fox Run Rd Lot 28A, which sold for $1,300,000 on Aug. 14; Kate M. Shamsuddin sold to Jordan L. Becker. 49 Walnut Rd sold for $1,255,000 on Aug. 19, with the Leigh M. Thayer Trust selling to Malcolm Wallace. 121 Linden St sold for $840,000 on Aug. 14; Steven DeRocher sold to Stephen Sanborn. 99 Homestead Cir Lot 81 sold for $810,000 on Aug. 19, with Fed Nat Mor Ass selling to S. L. Colby. 315 Lake Dr Lots 33 & 34 sold for $760,000 on Aug. 7; 315 Lake Drive LLC sold to Daniel R. Hebert.

NEIGHBORHOOD BREAKDOWN

Birch Road saw three transfers recorded the same day, July 31: 6 Birch Rd, an unaddressed Birch Rd parcel, and 8 Birch Rd, all sold by Paul A. Fucillo, with two going to the Jean M. Fucillo Trust and one to the Paul A. Fucillo Trust. None disclosed a price. Martel Road had two transfers: 45 Martel Rd, from Douglas P. Labudde Jr. to the Labudde Family Trust, and 4 Martel Rd, from Carol L. MacGregor to the Carol L. MacGregor Trust; neither disclosed a price. Among the six sales with disclosed prices, four fell between $500,000 and $1 million: 27 Leigh Rd ($565,000), 315 Lake Dr ($760,000), 99 Homestead Cir ($810,000) and 121 Linden St ($840,000). Two exceeded $1 million: 49 Walnut Rd ($1,255,000) and 55 Fox Run Rd ($1,300,000). Separately, a four-lot parcel on Woodland Mead (27, 66 and 122 Woodland Mead, Lots 14A, 14B, 15 and 22) transferred from the President & Fellows of Harvard College to Harvard Hamilton Farm LLC; no price was disclosed.

Six of the 14 recorded transactions involved condominium or multi-lot properties identified by lot number: 99 Homestead Cir Lot 81, 7 Honeysuckle Rd Lot 31, 55 Fox Run Rd Lot 28A, 315 Lake Dr Lots 33 & 34, 86 Village Ln Lots 7 & 8, and the Woodland Mead multi-lot parcel. The remaining eight appear to be single-address transfers. Eight of the 14 deeds, including all three Birch Road transfers, the Martel Road transfer at 4 Martel Rd, the Village Lane transfer, and the Woodland Mead transfer, moved property into or between trusts, family members or an LLC without a disclosed purchase price.
