Hamilton Home Prices Cluster Near $800,000 in Late Summer Sales

HAMILTON -- Fourteen properties in Hamilton changed hands between Aug. 7 and Sept. 5, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with a Walnut Road sale topping $1.2 million and the period's median sale price landing at $800,000.

MARKET OVERVIEW The registry recorded 14 transfers during the period. Of those, nine deeds disclosed a sale price, ranging from $220,000 to $1,255,000; the median among disclosed sales was $800,000. The remaining five transfers did not include a stated consideration amount, which is common for deed records and does not necessarily indicate the properties changed hands without payment. Beds, baths and square footage are not part of the deed record and are not reported here. Based on the raw count alone, 14 recorded transfers over a four-week span is a moderate volume for the town; the data does not include prior-period figures for comparison.

TOP SALES The highest-priced transaction was 49 Walnut Rd, which sold for $1,255,000 on Aug. 19; the seller was the Leigh M. Thayer Trust and the buyer was Malcolm Wallace. At 13 Pleasant St, Corey Beaulieu sold to Emily Fougere for $900,000 on Aug. 27. The property at 32 Knowlton St, Lots 12 & 13, sold for $880,000 on Sept. 4, with Francis M. Koughan, trustee, as seller and Michael D. Amundson as buyer. A unit at 99 Homestead Cir, Lot 81, sold for $810,000 on Aug. 19; the seller was Federal National Mortgage Association and the buyer was S.L. Colby. Rounding out the top five, 56 Meyer Rd, Lot A1, sold for $800,000 on Aug. 28, with MPM Companies LLC selling to Luke K. McNiff.

NEIGHBORHOOD BREAKDOWN By price tier among the nine disclosed sales: two sold under $500,000 (60 Moulton St at $220,000 and 71 Union St at $425,000); six sold between $500,000 and $1 million (27 Leigh Rd, 21 Junction Ln, 56 Meyer Rd, 99 Homestead Cir, 32 Knowlton St and 13 Pleasant St); and one sold above $1 million (49 Walnut Rd). Martel Road had two recorded transfers in the period, at 45 Martel Rd and 4 Martel Rd; neither disclosed a sale price, and both involved a family member transferring property into a trust bearing the same surname.

MARKET NOTES The seller of record at 99 Homestead Cir, Lot 81, was Federal National Mortgage Association, indicating that property had been bank-owned before its Aug. 19 sale. Several transactions carried unit or lot designations consistent with condominium property, including 21 Junction Ln Unit 21 Bldg 3, 56 Meyer Rd Lot A1, 99 Homestead Cir Lot 81, 7 Honeysuckle Rd Lot 31 and 3 Gail Ave Lot 3. Four of the 14 transfers were between parties sharing a surname, a pattern consistent with family or estate transfers: 60 Moulton St (Campbell to Campbell), 45 Martel Rd (LaBudde to LaBudde Family Trust), 7 Honeysuckle Rd (Jensen to Jensen, trustee) and 4 Martel Rd (MacGregor to MacGregor, trustee). Of those four, only the Moulton Street transfer disclosed a price, $220,000, the lowest of the period. No further motivation for these transfers can be determined from the deed data.
