Groveland Home Prices Cluster Near $675,000 Median In July Sales

GROVELAND -- Fifteen properties changed hands in Groveland between July 3 and Aug. 1, with disclosed sale prices ranging from $200,000 to $750,000 and a median of $675,000, according to deeds recorded at the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW

The registry recorded 15 transfers during the period, 11 of which listed a sale price. The four undisclosed-price transfers were concentrated among family and trust transactions. With a median sale price of $675,000 and a price range topping out at $750,000, most disclosed sales clustered in the upper half of that range: eight of the 11 priced sales fell between $580,000 and $750,000. Based on raw count alone, 15 recorded transfers over a four-week period reflects a normal level of activity for a town the size of Groveland; the data does not include comparative figures from prior months to establish a trend.

TOP SALES

The highest-priced transaction was 179 Main St Lot 3, which sold for $750,000 on July 31. James P. McCarthy sold the property to Peggy W. Marcelonis. The second-highest sale was 168 Washington St Lot 3, which went for $735,000 on July 16, with Brandon Daniels selling to Steven Keith. Close behind, 7 Byfield Rd Lot D sold for $732,500 on July 13, with Glen E. Wilson selling to Cassandra A. Tsoulas. The fourth-highest sale was 25 Benjamin St Lot 68-71 Inc, which sold for $718,000 on July 16, with Brian Simpson selling to Michaela Call. Rounding out the top five, 167 Center St Lot 54 sold for $700,000 on July 29, with Timothy Howard selling to James Roger Mailloux.

NEIGHBORHOOD BREAKDOWN

Main Street accounted for four of the month's 15 sales: 179 Main St Lot 3 ($750,000), 178 Main St Lots 8 & 9 ($675,000), 85 Main St ($420,000) and 396 Main St Lot 7 (price not disclosed). Washington Street had two sales: 168 Washington St Lot 3 ($735,000) and 117 Washington St (price not disclosed). No other street had more than one recorded transfer. By price tier, two sales fell under $500,000 -- 6 & 8 Pond St at $200,000 and 85 Main St at $420,000 -- while eight of the disclosed sales fell in the $500,000-to-$1 million range. No sale in the dataset exceeded $1 million.

One commercial-style transaction was also recorded: 6 & 8 Pond St, encompassing two addresses, sold for $200,000 to Wolpk Realty LLC, and 85 Main St sold for $420,000 to Cil Realty of Massachusetts Inc.
