Gloucester Sale Prices Span From $700,000 To Nearly $4.8 Million

GLOUCESTER -- Fifteen property transfers were recorded at the Essex County Registry of Deeds for Gloucester between Aug. 7 and Sept. 5, but only four of them listed a sale price, with the disclosed transactions ranging from $700,000 to just over $4.8 million.

MARKET OVERVIEW Fifteen deeds were recorded in the period. Among the four transactions with a disclosed consideration amount, prices ranged from $700,000 to $4,805,000, with a median of $1,243,000. The remaining 11 sales, nearly three-quarters of the total, listed no sale price, which is common for deed records involving trust, estate or intra-family transfers. Because prior-period figures are not included in this dataset, the 15-sale count cannot be characterized as active or quiet relative to historical norms; it is reported here simply as the volume recorded in the period.

TOP SALES The highest-priced transaction was 77 Norwood Heights, which sold for $4,805,000 on Sept. 1. Timothy H. Robinson sold the property to Chatham Harbor LLC. At 8 Schooner Ridge, Lot 24, Stephen C. Simpson sold to Tina Blair for $1,699,001 on Sept. 1. At 15 Saville Road, Lot A, G & F, Alyssa M. Gigliotti sold to Paul Nicastro for $787,000 on Sept. 2. At 17 Hartz Street, Alyssa K. Selig sold to Dean Soucie for $700,000 on Sept. 1. These four were the only transactions in the period with a disclosed sale price.

NEIGHBORHOOD BREAKDOWN No street recorded more than one transaction in this period; the 15 sales were spread across 15 different addresses, including Brierwood Court, Elm Street, Pleasant Street, Granite Street, Seaview Road, Vine Street, Mason Court, Sayward Street, Green Street, Western Avenue and Fenley Road, in addition to the four top-sale streets above. Among the transactions with disclosed prices, two fell under $1 million (Saville Road and Hartz Street), one fell between $1 million and $2 million (Schooner Ridge), and one exceeded $4 million (Norwood Heights).

MARKET NOTES Ten of the 15 recorded deeds involved a grantor and grantee sharing the same surname or a transfer into a trust bearing the seller's name or the property's address: 18 Brierwood Court, 6 Elm Street, 46 Pleasant Street Unit 46, 21 Granite Street, 10 Seaview Road, 44 Vine Street, 3 Mason Court, 8 Sayward Street, 29 Green Street Lot 50, and 18 Fenley Road. None of those 10 transfers listed a disclosed consideration amount. By contrast, of the five transfers between parties with different surnames, four listed a disclosed sale price: 15 Saville Road, 77 Norwood Heights, 8 Schooner Ridge and 17 Hartz Street. The fifth, 662 Western Avenue Lot 1, sold from Sara Marie Kenyon to Marc A. Cecilio II with no price disclosed. The period's top sale, at 77 Norwood Heights, went to a limited liability company, Chatham Harbor LLC, rather than an individual buyer. Several addresses carried "Lot" designations, including Brierwood Court, Saville Road, Schooner Ridge, Green Street and Western Avenue, indicating subdivided or multi-unit parcels; one recorded sale, at 46 Pleasant Street, was a condominium unit.
