Gloucester's top sale reaches $1.3 million as disclosed prices span wide range

GLOUCESTER -- Fifteen property transfers were recorded in Gloucester during the past month, with disclosed sale prices ranging from $299,000 to $1,300,000. Only five of the 15 transactions included a recorded sale price; the rest, largely transfers among family members or into trusts, did not disclose consideration.

MARKET OVERVIEW Fifteen sales were recorded in Gloucester between Aug. 14 and Sept. 12. Among the five transactions with disclosed prices, sale amounts ranged from $299,000 to $1,300,000, with a median sale price of $860,000. Ten of the 15 recorded transfers, two-thirds of the total, carried no disclosed price, a share too large to characterize the overall market as active or quiet based on price data alone.

TOP SALES The month's highest recorded sale was 115 Leonard St. Lot A3, which sold for $1,300,000 on Sept. 9. Beatrice K. Nelson was the seller and Lois Goodell the buyer. Two properties tied for the second-highest disclosed price at $860,000 each, both sold Sept. 10: 136 Leonard St., sold by the Maureen A. Quine Trust to the Michael E. Westlund Revocable Trust, and 23 Taylor St., sold by Steven D. Charrette to 23 Taylor LLC. At $420,000, 12 Lookout St. sold Sept. 10, with Deborah J. McMahon as seller and Daryl Brian Jackson as buyer. The lowest disclosed sale was 24 Cobblestone Lane Unit 401 at $299,000, sold Sept. 10 by the Paul F. Marino Revocable Trust to David A. Anderson.

NEIGHBORHOOD BREAKDOWN Leonard Street saw two of the month's five disclosed sales, at $1,300,000 and $860,000, making it the only street with more than one priced transaction in this period. Among sales with disclosed prices: one fell under $500,000 (12 Lookout St. and 24 Cobblestone Lane, both below $500,000), two fell in the $500,000 to $1 million range ($860,000 each on Leonard and Taylor streets), and one exceeded $1 million (115 Leonard St. at $1.3 million). The 10 sales without disclosed prices were spread across Haskell, Concord, Hesperus, Whipple Woods, Washington, Highland, Sadler and Elm streets and Brierwood Court, with no single street accounting for more than one undisclosed transfer.

MARKET NOTES Of the 15 recorded transfers, at least eight involved a grantor and grantee sharing the same or a closely related surname, consistent with transfers into a trust, out of a trust, or between family members: 30 Haskell St., 347 Concord St. Lot 5, 100R Hesperus Ave. Lot 4, 17 Whipple Woods Rd. Lot 2, 155 Hesperus Ave. Lot 1 & 4, 1075 & 1081 Washington St., 16 Highland St., 9 Sadler St. Extn., and 6 Elm St. None of these same-family or trust transfers carried a disclosed sale price. Bedroom, bathroom and square-footage figures were not available in the deed data for any property in this period.
