Georgetown Home Sale Prices Range From $225,850 To Over $1 Million

GEORGETOWN -- Fourteen properties changed hands in Georgetown between July 24 and Aug. 22, according to Essex County Southern District Registry of Deeds records, with disclosed sale prices ranging from $225,850 to $1,026,200. Only eight of the 14 transactions included a recorded sale price.

MARKET OVERVIEW

The registry recorded 14 property transfers in Georgetown during the period. Eight of those transactions disclosed a sale price, ranging from $225,850 to $1,026,200, with a median of $666,000. The remaining six transfers, six of 14, or 43 percent, listed no consideration amount. That pattern is common in deed records for transfers between an owner and their own trust or transfers involving matching grantor and grantee names. Based on the raw count of 14 recorded transfers, activity during the period was measurable but modest, with more than half of all transactions occurring without a disclosed price.

TOP SALES

The highest-priced transaction was 113 Thurlow St. Lot 77, which sold Aug. 18 for $1,026,200. Ross L. Olson sold the property to Derek McCarthy. At 66 Parish Rd. Unit 8, Parish Commons LLC sold to Steven Feudo for $950,000 on Aug. 14. At 27 Searle St. Lot 63, Mark E. Nicholas sold to Matthew Vlahos for $765,000 on Aug. 3. At 7A Lake Shore Dr. Unit 7A, Frederick G. Habeeb sold to Cliff Pierce for $750,000 on Aug. 13. At 184 Nelson St. Parcel 1, a sale listed with seller Riel S transferred to EAS Coa Lux Lim Inc for $582,000 on Aug. 3.

NEIGHBORHOOD BREAKDOWN

Lake Shore Drive recorded two transfers during the period: 7A Lake Shore Dr. Unit 7A sold for $750,000, and 88 Lakeshore Dr. Lot 218 & Part Lot 217 sold with no price disclosed. No other street had more than one recorded transfer. Among the eight sales with disclosed prices, three fell under $500,000: $225,850 for 13 Larkspur Cir. Unit 13, $450,000 for 37 Andover St., and $470,000 for a parcel listed on the deed as "see record." Four sales fell between $500,000 and $1 million: $582,000 for 184 Nelson St. Parcel 1, $750,000 for 7A Lake Shore Dr. Unit 7A, $765,000 for 27 Searle St. Lot 63, and $950,000 for 66 Parish Rd. Unit 8. One sale, 113 Thurlow St. Lot 77 at $1,026,200, exceeded $1 million.

MARKET NOTES

Six of the 14 recorded transfers, at 25 Beverly Dr., 88 Lakeshore Dr., 13 Juniper Ln. Parcel B, 9 Pine Hill Rd. Lot 3A, 60 North St. and 66 Jewett St. Lot 4-A, listed grantor and grantee names that matched or were closely related, consistent with transfers within a family or into a trust held by the same owner. None of those six disclosed a sale price. Among the eight sales with disclosed prices, three involved condominium units identified by a unit designation on the deed: 66 Parish Rd. Unit 8 ($950,000), 7A Lake Shore Dr. Unit 7A ($750,000) and 13 Larkspur Cir. Unit 13 ($225,850). Bedroom, bathroom and square-footage figures are not available from deed records and are not included in this report.
