Georgetown Home Prices Split Evenly Across Three Price Tiers

GEORGETOWN -- Fifteen properties changed hands in Georgetown between Aug. 7 and Sept. 5, with recorded sale prices ranging from $330,000 to $1,131,000 and a median of $812,500 among the 12 transactions that disclosed a price.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 15 property transfers in Georgetown during the period, 12 with a disclosed consideration amount and three without. Disclosed prices ranged from $330,000 for a home on East Main Street to $1,131,000 for a condominium unit on West Main Street, with a median of $812,500. A count of 15 transfers over four weeks reflects a normal pace of activity for a town of Georgetown's size; the data does not provide comparison figures from prior months to characterize the period as faster or slower than usual.

TOP SALES

The month's highest-priced transaction was 206 W Main St Unit 2, which sold for $1,131,000 on Aug. 27. Rock Pond Development LLC was the seller and Lesley Crosby the buyer. Close behind, 6 Londonderry Ln Unit 34 sold for $1,115,000 on Sept. 1, with Andrew J. Ball selling to Nicolas Schwertschlag. At 459 North St Lot 1, Linda G. Kemmer sold to Michael R. Braden Tr. for $1,050,000 on Aug. 26. Ross L. Olson sold 113 Thurlow St Lot 77 to Derek McCarthy for $1,026,200 on Aug. 18. Rounding out the top five, 66 Parish Rd Unit 8 sold for $950,000 on Aug. 14, with Parish Commons LLC selling to Steven Feudo.

NEIGHBORHOOD BREAKDOWN

Two streets had multiple recorded sales. Andover Street saw two transfers: 373 Andover St, a price-not-disclosed transfer from Jeffrey A. Moore to the Moore Family 2026 Nominee Trust, and 37 Andover St, which sold for $450,000 with Karen Richardson selling to Alan P. Aulson Tr. Lake Shore Drive also had two sales: 105 Lake Shore Dr Lot 249 sold for $685,000 to buyer Samantha Struthers, and 83 Lake Shore Dr Lot 48 sold for $400,000, with Samantha Struthers listed as the seller, the same name appearing as buyer in one Lake Shore Drive transaction and seller in the other. Main Street also recorded two sales at opposite ends of town: the $1,131,000 West Main Street condominium sale and a $330,000 sale at 41 E Main St, sold by Karin S. Wilmarth to Mark L. Savory Tr.

Among the remaining disclosed-price sales, four fell under $500,000: the East Main Street, Lake Shore Drive Lot 48, and Andover Street sales already noted, plus 8 Molloy Rd Lots 70 & 71, which sold for $415,000 from Longbridge Financial LLC to Whynot Paone LLC. Four sold between $500,000 and $1 million: the two Lake Shore Drive and Andover Street sales above, plus 38 Brook St Lot A for $700,000 and 23 Old Jacobs Rd Lot 23 for $925,000. MARKET NOTES

Three of the 15 recorded transfers listed no sale price: 30 Spofford St, 373 Andover St, and 25 Beverly Dr. In each of those three, the grantor and grantee share the same surname, Coppolino, Moore, and Griffin, respectively, consistent with a trust or estate transfer within the same family. The dataset does not provide beds, baths, or square footage, so no price-per-square-foot comparison is possible. Three of the 15 sales involved a unit designation (6 Londonderry Ln Unit 34, 206 W Main St Unit 2, and 66 Parish Rd Unit 8), indicating condominium sales, while several others carried lot designations suggesting single-family parcels within subdivided developments.
