Georgetown Home Prices Range From $225,850 to $950,000 in Late Summer

GEORGETOWN -- Fourteen properties in Georgetown changed hands over the four weeks ending Aug. 15, with recorded sale prices ranging from $225,850 to $950,000, according to Essex County Registry of Deeds (Southern District) records. Exactly half of the period's transfers, seven of 14, closed without a disclosed sale price, and all seven of those involved trusts, estates or transfers between parties with the same last name.

MARKET OVERVIEW

Fourteen deeds were recorded for Georgetown properties between July 17 and Aug. 15. Seven listed a sale price, ranging from $225,850 to $950,000, with a median of $750,000 among those seven. The other seven transfers did not include a consideration amount. Based on the raw count alone, the period averaged roughly one recorded transfer every two to three days. No prior-period data was provided for comparison.

TOP SALES

The highest-priced sale was 66 Parish Rd, Unit 8, which sold for $950,000 on Aug. 14. Parish Commons LLC sold the unit to Steven Feudo. Close behind, 46 Jewett St sold for $949,500 on July 31; George Desrochers sold the property to Edward Minton De Innocentis, trustee. At 27 Searle St, Lot 63, the property sold for $765,000 on Aug. 3, with Mark E. Nicholas selling to Matthew Vlahos. The condominium at 7A Lake Shore Dr, Unit 7A, sold for $750,000 on Aug. 13; Frederick G. Habeeb sold the unit to Cliff Pierce. Rounding out the top five, 184 Nelson St, Parcel 1, sold for $582,000 on Aug. 3, with the seller listed as Riel S and the buyer as EAS Coa Lux Lim Inc.

NEIGHBORHOOD BREAKDOWN

Two streets recorded multiple transfers. On Jewett Street, 46 Jewett St sold for $949,500 while 66 Jewett St, Lot 4-A, transferred from Patricia A. Spence to Joseph M. Spence, trustee, with no price disclosed. On Lake Shore Drive, recorded under two spellings, 7A Lake Shore Dr sold for $750,000 while 88 Lakeshore Dr, Lot 218, transferred without a disclosed price. By price tier among the seven disclosed sales, two closed under $500,000: 13 Larkspur Cir, Unit 13, at $225,850, and a property recorded under "see record" at $470,000, sold by Candice G. Cuddington to Noah Carle. The remaining five disclosed sales fell between $500,000 and $1 million: 184 Nelson St ($582,000), 7A Lake Shore Dr ($750,000), 27 Searle St ($765,000), 46 Jewett St ($949,500) and 66 Parish Rd ($950,000). No sale in the period exceeded $1 million.

MARKET NOTES

All seven transfers without a disclosed price were trust, estate-type or same-party transactions. Two properties, 13 Juniper Ln and 88 Lakeshore Dr, transferred with the same name listed as both grantor and grantee. Four properties moved into trusts: 9 Pine Hill Rd, Lot 3A, to the David L. Rucker 2026 Revocable Trust; 60 North St to Joseph W. Boynton as trustee; 1 Derek Cir, Lot 1, to the 1 Derek Circle Real Estate Trust; and 107 Jackman St, Lot 6, to the Moran Investment Trust. One property, 66 Jewett St, transferred between two individuals with the same last name, from Patricia A. Spence to Joseph M. Spence, trustee. Several of the period's sales involved condominium units, identified by unit designations, including 66 Parish Rd Un 8, 7A Lake Shore Dr Un 7A, 13 Larkspur Cir Un 13 and 66 Jewett St Lot 4-A. Bedroom, bathroom and square-footage figures were not available in deed records for any property in this period.
