Fairview Avenue Sale at $1.95 Million Tops September Lynnfield Deed Activity

LYNNFIELD -- Fourteen property transfers were recorded in Lynnfield between Aug. 28 and Sept. 26, but only six carried a sale price in the registry so far, led by a $1.95 million sale on Fairview Avenue. The rest of the month's activity consisted largely of transfers between family members or into trusts.

MARKET OVERVIEW Of the 14 deeds recorded, six show a sale price, ranging from $840,000 to $1,950,000, with a median of $1,103,500. The other eight transfers have no price yet in the registry data. A deed count of 14 in a single month is a notable volume for a town Lynnfield's size, though more than half of that volume reflects transfers where the seller's and buyer's names match or are closely related, rather than open-market sales.

TOP SALES 35 Fairview Ave. sold for $1,950,000 on Sept. 24. The seller was listed as 55 Mansfield Road LLC and the buyer as Hung M. Le. 7 Quigley Cir. Unit 46 sold for $1,714,939 on Sept. 24. Toll Northeast V Corp. was the seller; the buyer was the Richard G. Nelson Trust of 2010. 9 Tapley Rd. sold for $1,307,000 on Sept. 17. Tammi A. LoGrasso was the seller and John M. Laskey the buyer. 5 Grove Ct., Lot 26, sold for $900,000 on Sept. 18. The seller was Jean M. Procurot, trustee, and the buyer was 5 Gove Court Lynnfield LLC. 1389 Main St. and an adjoining parcel recorded as 1389 Main St., Lots C & 5, each sold for $840,000 on Sept. 17. Eric T. Curran was the seller in both transactions, and Pen Home Builders LLC was the buyer in both.

NEIGHBORHOOD BREAKDOWN Main Street was the only street with more than one recorded sale: the two adjoining 1389 Main St. parcels, both sold the same day by the same seller to the same buyer at $840,000 each. By price tier, two sales topped $1.5 million (Fairview Avenue and Quigley Circle), one fell in the $1 million to $1.5 million range (Tapley Road), and three fell between $800,000 and $1 million (Grove Court and the two Main Street parcels). No sale with a recorded price fell below $800,000.

MARKET NOTES Eight of the 14 recorded deeds, covering Skinner Lane, Summer Street, Gerry Road, Essex Street, Atherton Circle, Lincoln Avenue, Apple Hill Lane and Salem Street, list a seller and buyer with the same or closely related last name, and most of those buyers are identified as trustees or family trusts. Those transfers do not yet show a sale price. The priced sales included a mix of property types: single-family-style addresses (Fairview Avenue, Tapley Road, Main Street) alongside unit- and lot-designated properties (Quigley Circle and Grove Court) more typical of condominium or planned developments. Beds, baths and square footage are not available from the deed data for any of the month's sales.
