ESSEX -- Four property transfers recorded at the Essex County (Southern District) Registry of Deeds between Aug. 21 and Sept. 19 ranged from $775,000 to $1.2 million, with a family trust transfer among them and one sale price still pending at the registry.
MARKET OVERVIEW The registry recorded four sales in the period. Three carried a listed price, ranging from $775,000 to $1,200,000, with a median of $875,000. One sale, at 2 Riverview Hill Rd, has no price on record yet. At four total transactions for the roughly four-week period, recorded volume was modest, a level consistent with a small town where monthly sales counts typically run low.
TOP SALES The period's highest-priced transaction was 6 Scots Way Lot 2, which sold for $1,200,000 on Aug. 21. Scott Savory sold the property to 6 Scots Way LLC. Bed, bath and square footage figures were not available in the deed record.
31 Forest Ave Lot A sold for $875,000 on Aug. 21. Trevor Meek sold the property to Tyler Popp.
The property recorded in registry data as "See Record" sold for $775,000 on Aug. 28. Bettye J. Outlaw sold the property to Donovan Melero Nelson.
2 Riverview Hill Rd changed hands Aug. 24; price not yet available. William Balsham transferred the property to the Revocable Trust of William F. Balsham, a transfer within the same family name.
NEIGHBORHOOD BREAKDOWN No two sales in the period shared a street name, so transactions are grouped by price tier. In the $500,000-to-$1 million range: 31 Forest Ave Lot A ($875,000) and the See Record property ($775,000). Above $1 million: 6 Scots Way Lot 2 ($1,200,000). One additional sale, 2 Riverview Hill Rd, has no price yet on record.
MARKET NOTES Of the four transfers, one involved a buyer entity, 6 Scots Way LLC, rather than an individual. Another, at 2 Riverview Hill Rd, moved the property from an individual owner to a revocable trust bearing the same name, a pattern consistent with an intra-family estate transfer. Bedroom, bathroom and square-footage figures were not available for any of the four properties in the deed data, so no price-per-square-foot comparison can be made this period.
