Essex Home Prices Range From $579,000 To $1.9 Million In July

ESSEX -- Eleven property transfers were recorded in Essex during the four weeks ending Aug. 1, with disclosed sale prices ranging from $579,000 to $1.9 million. More than half of the recorded deeds carried no listed price, reflecting a month dominated by trust and estate transfers alongside a handful of traditional market sales.

MARKET OVERVIEW The Essex County Southern District Registry of Deeds recorded 11 property transfers in Essex between July 3 and Aug. 1. Of those, five deeds disclosed a sale price, ranging from $579,000 to $1,900,000, with a median of $820,300. The remaining six transfers did not include a consideration amount. The raw count of 11 recorded deeds does not by itself indicate whether the period was active or quiet relative to other months, as no comparative data was provided.

TOP SALES The month's highest-priced transaction was 78-80 Main St, which sold for $1,900,000 on July 16. The seller was listed as 78-80 Main Street Trust, and the buyer as Pike Marine LLC. At 40 Main St, the property sold for $825,000 on July 24; Antonio Arthur Bevilacqua Jr. sold to 153 Twin Peaks LLC. A unit at 7 Main St, Lot 1, sold for $820,300 on July 31, with Georgeanne L. Richards selling to Steven Derocher. At 32 Eastern Ave, the Albert J. Beaulier Irrevocable Trust sold to Cory Earl Burnham for $627,000 on July 30. And 18 Forest Ave sold for $579,000 on July 17, with Mark Legere selling to Kennith Quesenberry.

NEIGHBORHOOD BREAKDOWN Main Street was the most active address in the dataset, with three separate transfers recorded during the period: 7 Main St Lot 1 ($820,300), 40 Main St ($825,000) and 78-80 Main St ($1,900,000), together accounting for roughly $3.5 million in disclosed sales. No other street had more than one recorded transfer. By price tier among disclosed sales, four of the five fell in the $500,000-to-$1 million range (18 Forest Ave, 32 Eastern Ave, 7 Main St Lot 1 and 40 Main St), while one exceeded $1 million (78-80 Main St).

MARKET NOTES Six of the 11 recorded deeds were transfers in which the grantor and grantee share the same name or a closely related entity name, consistent with trust or estate transfers within the same family: 28 Pickering St (Patricia A. Fitzgerald to the Patricia A. Fitzgerald Living Trust), 11 Haskell Ct (Emil A. Gertsch to Emil A. Gertsch, trustee), two entries tied to the Gorman family (one listed only as "See Record," the other at 62 Lakeshore Dr, both moving from William J. Gorman to a Gorman trustee), and 21 Spring St (James R. Ready to James R. Ready, trustee). None of these six deeds disclosed a sale price. Separately, 10 Coral Hill Rd, Lot H, changed hands between unrelated parties -- Roy S. Turnage to Bettye J. Outlaw -- without a disclosed price. Among the five disclosed-price sales, two buyers were listed as limited liability companies -- 153 Twin Peaks LLC and Pike Marine LLC -- both tied to Main Street properties at the higher end of the disclosed price range. Bedroom, bathroom and square-footage figures were not available in the deed data.
