Disclosed Rowley home prices span $110,000 to $1.1 million in July
ROWLEY -- Fifteen property transfers were recorded in Rowley between July 3 and Aug. 1, topping out at a $1.1 million sale on Christa Drive. Nearly half the transactions were trust or family transfers that did not disclose a sale price.
MARKET OVERVIEW
The Essex South Registry of Deeds recorded 15 Rowley property transfers during the period, with prices ranging from $110,000 to $1,100,000. Among the eight sales with a disclosed price, the median was $712,500. Seven of the 15 recorded transfers listed no consideration amount, consistent with intra-family or trust transfers rather than open-market sales. Based on raw count alone, 15 recorded transfers in a four-week span is a moderate volume for a town the size of Rowley, though the high share of undisclosed-price transfers limits how much can be concluded about competitive pricing.
TOP SALES
The month's highest recorded sale was 25 Christa Dr. Lot 5, which sold for $1,100,000 on July 27. Steven Anzalone was the seller and Andrew Shaw the buyer. At 11 Arthur Gordon Dr. Lot 27, William E. Killen Jr. sold to Ellen Morello for $971,000 on July 28. A unit at 8 Heritage Way (Un 22, Bldg 9) sold for $820,000 on July 16, with the Frank & Karen Carideo Trust as seller and Barbara Lynnell Stanley as buyer. A second Heritage Way unit, 5 Heritage Way (Un 3, Bldg 2), sold for $755,000 on July 31; Mark A. Newhall, as trustee, was the seller and Tanya Servizio the buyer. Rounding out the top five, 19 Ocean Ave. sold for $670,000 on July 15, with David P. Short, trustee, selling to Brianne Ridings. Bedroom, bathroom and square-footage figures were not available in the deed data for any transaction.
NEIGHBORHOOD BREAKDOWN
Heritage Way accounted for two of the month's higher-value sales: the $820,000 Unit 22/Building 9 transfer and the $755,000 Unit 3/Building 2 transfer, both condominium units. Haverhill Street also saw two transfers, both condominium units in the same complex and both under $260,000: Unit 28 sold for $257,000 on July 31, and Unit 23B sold for $255,000 on July 9. By price tier, three disclosed sales fell under $500,000 (the two Haverhill Street units and a $110,000 unit at 15 Lawrence Rd.), four fell between $500,000 and $1 million (Heritage Way's two units and Ocean Avenue and Arthur Gordon Drive), and one exceeded $1 million (Christa Drive). The seven transfers without disclosed prices were spread across Ellsworth Road, Spencer Knowles Road, Newburyport Turnpike, Clay Lane, Arrowhead Circle, Longmeadow Drive and one listed only as "See Record."

Six of the 15 transfers appear to be transfers from an individual to a trust bearing the same or a related family name, or between family members, at 68 Ellsworth Rd., 545 Newburyport Tpk., 4 Clay Ln., 27 Arrowhead Cir. and 15 Longmeadow Dr., and the "See Record" entry, and none of these six disclosed a sale price. A seventh family transfer, at 15 Lawrence Rd. Unit 27, from Jared Pendak to Keith Pendak, did disclose a price of $110,000, the lowest recorded in the period. The surname Shaw appeared among buyers in three separate transactions, at 870 Haverhill St. Unit 28, 25 Christa Dr. and 870 Haverhill St. Unit 23B, though the deed data does not indicate whether the buyers are related.
