Disclosed Newburyport Home Prices Range From $785,000 to $1.4 Million This Period

NEWBURYPORT -- Fourteen properties changed hands in Newburyport between July 24 and Aug. 22, according to filings with the Essex County Registry of Deeds (Southern District), but only four of those transactions listed a sale price, and they ranged from $785,000 to $1,400,000.

MARKET OVERVIEW The registry recorded 14 property transfers in Newburyport during the four-week period. Of those, four included a disclosed consideration amount, with prices ranging from $785,000 to $1,400,000 and a median of $904,500 among the disclosed sales. The other 10 transactions did not list a sale price, which is common for deeds that transfer property within a family or into a trust rather than through an open-market sale. Based on the raw count alone, 14 recorded deeds over four weeks represents a moderate volume of filing activity; without comparable figures from prior months, it is not possible to say whether this represents an increase or decrease from typical volume.

TOP SALES The highest-priced transaction was 40 Frances Dr., Lot 111, which sold for $1,400,000 on Aug. 18. Joseph P. LeClair was the seller and Tadhg S. Curtin, as trustee, was the buyer. At 18 Salem St., Joanne E. Schulze sold to Jennifer Brandwein for $990,000 on Aug. 21. At 17 Marquand Lane, Lot 85, Alyson L. Aiello sold to Jason McPhail for $819,000 on Aug. 17. And at 11 Fair St., a property sold from seller Corriveau J. to buyer O'Rourke B. for $785,000 on Aug. 21. These four transactions were the only ones in the period with a disclosed sale price; all other addresses in the dataset showed a sale price of "not disclosed."

NEIGHBORHOOD BREAKDOWN No two properties in this period's data shared the same street name, so no single-street cluster emerged. By price tier among the disclosed sales: three fell in the $500,000-to-$1-million range (11 Fair St. at $785,000, 17 Marquand Lane at $819,000, and 18 Salem St. at $990,000), and one exceeded $1 million (40 Frances Dr. at $1,400,000). No disclosed sales fell under $500,000. The 10 transactions without a disclosed price were spread across Bromfield Street, High Street, 60th Street, Harbor Street, Storey Avenue, Woodman Way, Ferry Road, Harding Avenue and Purchase Street, with no concentration on any single street.

MARKET NOTES A majority of this period's deeds, at least eight of the 14, list the same or a related family surname on both the grantor and grantee side, often transferring a property into a trust bearing the owner's own name. Examples include John P. Marcheterre transferring 10 Harbor St., Lot 54, to himself as trustee; Susan A. Smith transferring 151 Storey Ave., Lot 13, to herself as trustee; Cornelius Reardon transferring a unit at 5 Woodman Way to the Cornelius/Patricia Reardon Family Trust; Keith Babcock transferring a property to himself as trustee; and Julia M. Hines transferring 77 Bromfield St. to James J. Hines. This pattern, common for estate planning or intra-family transfers, likely explains why most of this period's deeds carried no disclosed consideration amount. Separately, seven of the 14 recorded addresses carried a "Lot" or unit designation, consistent with condominium or manufactured-home-community properties, while the remaining addresses were listed as standalone street numbers. Deed records do not include bedroom, bathroom or square-footage data, so no price-per-square-foot comparison is possible for this period.
