Danvers Median Home Sale Price Holds At $725,000 Amid Wide Price Spread

DANVERS -- Fourteen properties changed hands in Danvers between July 10 and Aug. 8, with recorded sale prices ranging from $325,000 to $1,325,000 and a median of $725,000 among the seven transactions that disclosed a price.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 14 property transfers in Danvers during the period. Of those, seven listed a sale price, ranging from $325,000 to $1,325,000, with a median of $725,000. The other seven carried no disclosed consideration amount, a pattern common when deeds record certain trust, estate or intra-family transfers. Fourteen recorded transfers is a moderate count for a four-week span; the raw number does not by itself indicate whether activity was busier or slower than typical, since no prior-period figures were provided for comparison.

TOP SALES

The highest-priced transaction was 130 Pine St., which sold for $1,325,000 on Aug. 7. Cornerstone Pine LLC was the seller and Colton P. Lafata the buyer. The second-highest sale was 8 Riding Club Rd. Lot 7, which sold for $1,125,000 on Aug. 7; Jorge E. Sanchez-Salazer sold to Kyriakos Lymperopoulos. At 72 Holten St., the property sold for $850,000 on Aug. 4, with 72 Murphy LLC selling to 2CrazyMFs4Us I LLC. The combined property at 109-111 Liberty St. sold for $725,000 on Aug. 6; Jeannette A. Dash, as trustee, sold to Sotheavy Leonardson. Rounding out the top five, 9 Water St. sold for $667,000 on Aug. 6, with Joel T. Hartnett, as trustee, selling to 15 Water Street LLC.

NEIGHBORHOOD BREAKDOWN

Water Street stood out as the most active street in the dataset, appearing in four of the 14 recorded transfers: 9 Water St. ($667,000), 69 Water St. (price not disclosed), 12R Water St. Unit 2 (price not disclosed) and 15 Water St. (price not disclosed). By price tier among the seven disclosed sales, two fell under $500,000 (57 Sylvan St. Unit 1-D at $325,000 and 6 Jersey Lane Lot 3 at $490,000), three fell between $500,000 and $1 million (9 Water St., 109-111 Liberty St. and 72 Holten St.), and two topped $1 million (130 Pine St. and 8 Riding Club Rd. Lot 7).

MARKET NOTES

Exactly half of the 14 recorded transfers, seven of them, carried no disclosed sale price. Every one of those seven appears to be a transfer within the same family name or into a trust or LLC controlled by the seller: Shirley E. Grayton to the Grayton Family Trust; Stephen T. Moulton to the 34 Reservoir Drive Real Estate Trust; John F. Okeefe to Sara Okeefe; Sheila M. Brown to herself as trustee; two separate transfers from R. Alan Hartnett, as representative, to Joel A.
