Danvers home prices span wide range as July sales top out at $1.6 million

DANVERS -- A condominium unit on River Street sold for $1,615,000 in late July, the top price among 14 property transfers recorded in Danvers between July 3 and Aug. 1, according to Essex South Registry of Deeds records. The month's sales ranged from $76,250 to that $1.6 million high, with eight of the 14 transactions disclosing a sale price.

MARKET OVERVIEW Fourteen properties changed hands in Danvers during the period. Disclosed sale prices ranged from $76,250 to $1,615,000, with a median of $608,500 among the eight transactions that reported a price. The other six transfers did not disclose consideration amounts, which is common for deed records and often reflects transfers within a family or into a trust. Based on raw count alone, 14 recorded transfers over roughly four weeks represents a moderate volume for the town; the data does not include prior-period figures for direct comparison.

TOP SALES The month's highest-priced sale was 58 River St., Unit 3, which sold for $1,615,000 on July 31. Leonard C. McGrath was the seller and Anne M. Murphy the buyer. A single-family property at 7 Riverside St. sold for $950,000 on July 31; Antonina DeFrancesco, as trustee, sold to Daniela Ramirez. At 9 Graystone Dr., Lot 5, Kerri L. Hoey sold to Caroline Soucy for $762,000 on July 31. A unit at 15 Clark St., Lot 27, sold for $712,000 on July 30, with Margaret Watson selling to Anthony Joseph Funicella. Rounding out the top five, 10 Cottage Ave. sold for $505,000 on July 27, with GNC Investment LLC selling to Andrew Ristick.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale in this period, so no single-street cluster emerged. By price tier: one sale exceeded $1 million (58 River St., Unit 3, at $1,615,000).
