DANVERS -- Fourteen property transfers were recorded in Danvers between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $544,000 to $1,100,000 and a median of $715,000 among the seven sales that listed a price.

Essex County (Southern District) Registry of Deeds records show 14 transfers in Danvers during the period, with seven of those, exactly half, showing a disclosed consideration amount. Disclosed prices ranged from $544,000 to $1,100,000, with a median of $715,000 calculated from those seven sales. Fourteen recorded transfers is a moderate count for a four-week span, but with half the deeds omitting a price, the raw number alone does not fully describe market activity.

TOP SALES

The period's highest-priced transaction was 12 Colby Rd. Lot 6009, which sold for $1,100,000 on Sept. 9. Stephen D. Baldassare Jr., as trustee, was the seller, and Joan S. Phillips was the buyer. Next was 17 Stafford Rd. Lot 45, which sold for $1,030,000 on Sept. 8; Nicholas C. Bettano sold to Joseph Caiazzo. At 12 Chestnut St., Cornerstone Junction LLC sold to Constance Linscott for $925,000 on Sept. 4. At 146 Hobart St., Brian R. Jordan sold to Kyle Moege for $715,000, also on Sept. 4. Rounding out the top five, 10 Spruce St. Unit B sold for $585,000 on Sept. 3, with Bonnie B. Walsh selling to Ertila Gjata.

NEIGHBORHOOD BREAKDOWN

Among the seven sales with disclosed prices, three fell under $700,000: 33 Water St. Unit 20 at $544,000, 10 Spruce St. Unit B at $585,000, and a $601,000 sale recorded Sept. 10 whose deed listed the property only as "see record" rather than a specific street address. Two sales fell in the $700,000-to-$1-million range: 146 Hobart St. at $715,000 and 12 Chestnut St. at $925,000. Two sales topped $1 million: 17 Stafford Rd. Lot 45 at $1,030,000 and 12 Colby Rd. Lot 6009 at $1,100,000. No street had more than one sale with a disclosed price, though 146 Hobart St. saw two recorded transfers on Sept. 4, the $715,000 sale of the main address and a second transfer of "146 Hobart St. Lot 2" between the same buyer and seller, Brian R. Jordan and Kyle Moege, for which no price was listed.

MARKET NOTES

Five of the 14 recorded transfers moved property between a person and a trust or family member bearing the same surname: 34 Neal Rd. Lot 8 (Bijan Mohammadipour to himself as trustee), 24 Endicott St. (Nery Giovanni Palma to himself as trustee), 53 Village Post Rd. Unit 53 (Peter J. Bonfiglio to the Bonfiglio Legacy Trust of 2026), 26 Cabot Rd. Lot 1142 (Blair Denman to the Denman Family 2026 Revocable Trust), and 13 Mello Pkwy. Lot 13 (Cynthia Ann Manning to Jonathan R. Manning). None of these five listed a sale price. A sixth transfer, 14 Hood Rd. Lot 40, moved from Coleen Dennett to Richard G. Doherty as trustee, also without a disclosed price.
