Danvers Home Prices Range From $344,900 To $925,000 In Late Summer Sales

DANVERS -- Fifteen property transfers were recorded in Danvers between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $344,900 to $925,000 and a median of $667,500 among the eight transactions that listed a price.

MARKET OVERVIEW The registry recorded 15 deed transfers over the four-week period, or roughly one every two days. Of those, eight listed a sale price and seven did not, a common pattern for family and trust transfers where consideration is not disclosed. Among the eight disclosed sales, prices ranged from $344,900 to $925,000, with a median of $667,500. The raw count alone does not indicate whether the period was more or less active than any other stretch, since no comparative data was provided.

TOP SALES The month's highest recorded sale was 12 Chestnut St., which sold for $925,000 on Sept. 4. Cornerstone Junction LLC sold the property to Constance Linscott. The second-highest disclosed sale was 137 Holten St., Unit 2, at $780,000 on Sept. 1, sold by Christopher Alan Boucher to Robert Johnston. A unit at 100-233 Kirkbride Drive, Unit 137-A, sold for $750,000 on Aug. 31, with N. Curreri selling to D.R. Armant. At 146 Hobart St., Brian R. Jordan sold to Kyle Moege for $715,000 on Sept. 4; a companion lot at the same address, 146 Hobart St., Lot 2, transferred the same day between the same parties without a disclosed price. Rounding out the top five, 21 North Shore Ave. sold for $620,000 on Sept. 1, with Paul Cadoret selling to Samuel Diaz.

NEIGHBORHOOD BREAKDOWN No single street accounted for multiple unrelated sales, though 146 Hobart St. appears twice in the records: the main property sold for $715,000 on Sept. 4, and an adjoining lot at the same address changed hands the same day between the same buyer and seller without a disclosed price. By price tier among the eight disclosed sales, one transaction fell under $500,000: 57 Sylvan St., Unit 4F, at $344,900. The remaining seven disclosed sales, from $585,000 to $925,000, all fell in the $500,000-to-$1-million range. No sale in the disclosed group exceeded $1 million.
