Broadway deal worth $12.3 million dwarfs other Saugus sales this period

SAUGUS -- Fourteen real estate transactions recorded at the Essex County (Southern District) Registry of Deeds between Aug. 7 and Sept. 5 ranged from $549,000 to $12.3 million, with a single commercial-scale sale on Broadway accounting for most of the dollar volume recorded this period.

MARKET OVERVIEW

The registry recorded 14 property transfers in Saugus during the period, of which seven disclosed a sale price. Disclosed prices ranged from $549,000 to $12,300,000, with a median of $650,000 among the seven priced sales. On raw volume alone, 14 recorded transfers in four weeks is a moderate pace for the town; whether that reflects a broader trend cannot be determined from this dataset alone.

TOP SALES

The largest transaction was 1450 Broadway, which sold for $12,300,000 on Aug. 28. The seller was Venture Holding I Limited Partnership and the buyer was 1450 Broadway LLC.

60R Jasper St. sold for $880,000 on Sept. 3. Joseph L. DiRocco was the seller and Marinska Marcellus the buyer.

1 Stilll Dr., Lot 2, sold for $750,000 on Sept. 2. The deed shows Robert L. Still as seller and Vanessa Still as buyer, an apparent within-family transfer.

29 Wilbur Ave., Lot 29, sold for $650,000 on Sept. 1. Wallace Real Estate LLC was the seller and Walid Geha the buyer.

104 Fairmount Ave., Lots 267 and 268, sold for $640,000 on Aug. 31. New England Home Buyers LLC was the seller and John Allen the buyer.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so transactions are broken down by price tier instead.
