Boxford Home Sales Cluster Between $1 Million and $1.5 Million This Period

BOXFORD -- Fifteen properties changed hands in Boxford between Aug. 14 and Sept. 12, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with nine of those transactions disclosing a sale price ranging from $550,000 to $1,815,000.

MARKET OVERVIEW Of the 15 recorded deeds in the period, nine disclosed a sale price and six did not. Among the nine disclosed sales, prices ranged from $550,000 for a property on Highland Road to $1,815,000 for a property on Lockwood Lane, with a median sale price of $1,327,000. Fifteen recorded transactions represents a full slate of activity for a single month in a town the size of Boxford, though the six sales without disclosed prices, several of them transfers within the same family or into a trust, limit a complete picture of pricing across the full period.

TOP SALES The highest-priced transaction was 42 Lockwood Lane Lot 3, which sold for $1,815,000 on Aug. 31; Brian J. Loder sold the property to Allison Govoni. At 10 Bayns Hill Road Lot A, 10 Bayns Hill Road LLC sold to Nicholas Bettano for $1,510,000 on Sept. 8. At 26 Mt Vernon Road Lot A, Alan R. Camilleri, as trustee, sold to Brittany Caruso for $1,400,000, also on Sept. 8. The Laura B. Glennon Revocable Trust sold 8 Ashland Road Lot 1 to Colin Coughlin for $1,350,000 on Aug. 27. And at 39 Joseph Smith Lane Extension Lot 5, Charles W. Sears sold to Corinne Rachel Skala for $1,327,000 on Aug. 21, the period's median-priced sale.

NEIGHBORHOOD BREAKDOWN Two lots on Burning Bush Drive were recorded on the same day, Aug. 24, both transferred by Daniel J. Walsh to Daniel J. Walsh as trustee; neither deed disclosed a price. No other street recorded more than one sale in this period. Grouped by price tier among the nine disclosed sales: two sold between $500,000 and $1 million, on Highland Road ($550,000) and Batchelder Road ($725,000); five sold between $1 million and $1.5 million, on Foster Street, Roberts Road, Joseph Smith Lane Extension, Ashland Road and Mt Vernon Road; and two sold above $1.5 million, on Bayns Hill Road and Lockwood Lane.

MARKET NOTES Six of the 15 recorded transactions appear to be transfers within the same family or into a trust rather than open-market sales, and none of the six disclosed a price. A Partridge Lane property moved from an estate to a family member acting as trustee. A Main Street property and a Middleton Road property each transferred from an individual to that same individual acting as trustee. An Ipswich Road property transferred from an individual to a named family trust. And the two Burning Bush Drive lots transferred from Daniel J. Walsh to himself as trustee. Bedroom, bathroom and square-footage figures are not available in the deed data for any property in this period, so no price-per-square-foot comparison can be made, and the data does not indicate whether any of the sales involved condominiums or multi-family properties as opposed to single-family homes.
