Boxford Home Prices Hold Above $1 Million in Late-Summer Sales

BOXFORD -- Twelve properties changed hands in Boxford between July 10 and Aug. 8, with eight sales carrying a disclosed price. Half of those eight topped $1 million, led by a $1,560,000 sale on Gina Way.

MARKET OVERVIEW Twelve deeds were recorded in the period. Among the eight sales with a disclosed price, values ranged from $700,000 to $1,560,000, with a median sale price of $1,090,000. Four of the 12 transactions did not include a disclosed consideration amount, which is common in deed data and does not necessarily indicate a lower or higher price. With four of the disclosed sales at or above $1.15 million, the period's price range points to a mix of higher-value single transactions alongside four sales under $1 million.

TOP SALES The highest-priced transaction was 2 Gina Way Lot 2, which sold for $1,560,000 on July 29. Owl Realty Trust was the seller, and Ocllo Mason was the buyer. At 82 Ingalls Village Way Unit 37, Howard J. Pactovis sold to Fred N. McWilliams for $1,299,900 on July 22. The unit designation indicates a condominium sale. At 261 Ipswich Rd, Parcels A and B, Matthew Lipinski sold to Aofan Xu for $1,240,000 on Aug. 4. At 12 Parish Lane Lot 3, Kurt Edwards sold to Donald Ryan Dryburgh for $1,155,000 on Aug. 6. Rounding out the top five, 82 Spofford Road Lot 2 sold for $1,025,000 on July 30, with Marc Harris Brovender selling to Courtney A. Hamm.

NEIGHBORHOOD BREAKDOWN Spofford Road had two recorded sales in the period: 82 Spofford Road Lot 2 at $1,025,000 and 137 Spofford Road at $700,000, where Daphne Ann Hatcher sold to Birch Lane LLC on July 23. No other street had more than one sale in this dataset. By price tier among the eight disclosed sales, three fell under $1 million: 11 Hemlock Road Lot 8 at $785,000, 123 Washington St. at $890,000 and 137 Spofford Road at $700,000. Four fell between $1 million and $1.5 million: 82 Spofford Road Lot 2, 12 Parish Lane Lot 3, 261 Ipswich Road and 82 Ingalls Village Way Unit 37. One sale, 2 Gina Way Lot 2, exceeded $1.5 million. The four sales without a disclosed price were spread across Silvermine Road, Topsfield Road, Porter Road and an address listed only as "see record" tied to Porter-area recording, with no street clustering among them.

MARKET NOTES Two transfers in the period moved property within the same family or into a related trust rather than to an outside buyer. At 176 Topsfield Road, Marc Bruno transferred the property to the Marc & Marlene Bruno Family Revocable Trust on Aug. 5, with no price disclosed. In a deed recorded July 22, Gregory A. Netland transferred a Boxford property to Gregory A. Netland, as trustee, also with no price disclosed. A third transfer, 18 Silvermine Road, moved from Jack W. Hawxwell to the 18 Silvermine Road Nominee Trust on Aug. 5, without a disclosed price. One sale involved a federal buyer: at 67 Porter Road, seller listed as the estate of J. D. J. O'Donnell transferred the property to USA HOU URB DEV, the U.S. Department of Housing and Urban Development, on July 24, with no price disclosed.
