Beverly September Sales Cluster Between $500,000 And $1 Million In Price

BEVERLY -- Thirteen properties recorded deeds in Beverly over the past month, with sale prices so far ranging from $464,700 to $1.5 million and a median of $793,000 among the eight transactions with prices on file.

MARKET OVERVIEW Thirteen properties recorded deeds in Beverly during the four-week period ending Sept. 26. Eight of those transactions have recorded sale prices so far, ranging from $464,700 for a condominium unit at 50 Rantoul St. to $1.5 million for a single-family home on Old Planters Road. The median sale price among the eight priced transactions was $793,000. The remaining five transfers do not yet show a price in registry data; four of those five list the same surname for both grantor and grantee, consistent with family or trust transfers rather than open-market sales. With eight priced sales in a four-week span, the raw count places the period in a middle range; there is not enough data here to call the pace busy or slow relative to other months.

TOP SALES The month's highest recorded sale was 37 Old Planters Road, which sold for $1.5 million on Sept. 25. Paul Robertson was the seller; Jordan Sylver was the buyer.

Unit 400 at 50 Balch St. sold for $1.33 million on Sept. 24. The seller, 50 Balch LLC, sold to buyer Robert H. Goldstein.

Unit 311 at 50 Balch St. sold for $808,000 on Sept. 23, also sold by 50 Balch LLC, to buyer Janice Reynolds.

9 Guild Road sold for $795,000 on Sept. 25. Beth M. Alden was the seller; Jay Calcagno was the buyer.

20 Oakhurst Road sold for $791,000 on Sept. 25. The seller was the Barbara T. Tuttle Irrevocable Trust; the buyer was Jason Blanchette.

NEIGHBORHOOD BREAKDOWN 50 Balch Street accounted for three of the month's sales, all sold by 50 Balch LLC: Unit 316 for $552,000, Unit 311 for $808,000 and Unit 400 for $1.33 million, a spread of nearly $780,000 within the same building.

By price tier, one sale fell under $500,000 (the $464,700 condo unit at 50 Rantoul St.), five fell between $500,000 and $1 million, and two topped $1 million, at 50 Balch St. and Old Planters Road.

Five of the 13 transfers, at 3 Driscoll Lane, 54 Oak Street Unit 7, 6 & 6 1/2 Prospect Street, 11 Upland Road and 45 Rantoul Street Unit 301, list matching or related names for grantor and grantee, indicating transfers within a family or into a trust. None of those five has a recorded price yet.

MARKET NOTES Beds, baths and square footage are not available in registry data for any of the 13 sales this period, so no price-per-square-foot comparison can be made. The mix includes at least six condominium units (three at 50 Balch St., plus units at 50 Rantoul St., 54 Oak St. and 45 Rantoul St.) alongside single-family and multi-unit addresses, including 6 & 6 1/2 Prospect Street. Five of the 13 recorded transfers appear to be within-family or trust transfers rather than open-market sales, and all five are still awaiting price data in registry records.
