Beverly Home Sale Prices Range From $337,500 To $1.075 Million

BEVERLY -- Fourteen residential properties changed hands in Beverly between Aug. 7 and Sept. 5, according to deeds recorded with the Essex County (Southern District) Registry of Deeds. Disclosed prices ranged from $337,500 to $1,075,000, with a median of $721,500 among the sales that included a sale price.

MARKET OVERVIEW Of the 14 recorded transfers, nine included a disclosed consideration amount and five did not. Among the nine disclosed sales, prices ranged from $337,500 for a condominium unit at 324 Rantoul St. to $1,075,000 for a home on Berrywood Lane, with a median sale price of $721,500. Fourteen recorded transfers over the four-week span represent a moderate volume of deed activity for the period; this dataset does not include prior-month figures, so no comparison to other periods can be made. Nearly two-thirds of all recorded transfers, 9 of 14, disclosed a price, while the remaining five were recorded without a stated consideration amount, a pattern common to transfers between family members or into trusts.

Wolfgang Scholz sold the property to Allison Archambeault Adams. 50 Balch St., Unit 312, sold for $1,040,000 on Sept. 4. 50 Balch LLC sold the unit to Graeme Bolger. 526 Cabot St., Lot 23, sold for $900,000 on Sept. 2. Cabot-526 LLC sold the property to David Rattigan. 12 Longwood Ave., Lots 22 and 18, sold for $875,000 on Sept. 1. Driscoll Real Estate Holding LLC sold the property to Margaret McClory-Bonefant. 27 Chipman Road, Lot 17, sold for $721,500 on Sept. 1, matching the period's median sale price. John G. Terrill sold the property to Christopher David Harvey.

NEIGHBORHOOD BREAKDOWN Cabot Street was the only street to record more than one sale with a disclosed price during the period: 526 Cabot St. sold for $900,000 on Sept. 2, and 78 Cabot St. sold for $366,000 on Sept. 1, with Edith G. Spagnuolo, as trustee, selling to 78 Cabot Street LLC. No other street in the dataset had multiple disclosed sales. By price tier, two sales closed under $500,000: 324 Rantoul St., Unit A1, at $337,500, and 78 Cabot St. at $366,000. Five sales closed between $500,000 and $1 million: 23 Guild Road at $565,000, 21 Bridge St. at $660,000, 27 Chipman Road at $721,500, 12 Longwood Ave. at $875,000, and 526 Cabot St. at $900,000. Two sales closed above $1 million: 50 Balch St. at $1,040,000 and 4 Berrywood Lane at $1,075,000.

MARKET NOTES Five of the 14 recorded transfers, at 10 Old Rubbly Road, 21 Laurel St., 110 Essex St., 5 Meeting Place Circle and an address listed only as "See Record," show a grantor and grantee sharing the same family name, with several properties moving into a trust. None of these five transfers disclosed a sale price, consistent with typical reporting for transfers within a family or into a trust. Corporate or LLC entities appeared as either buyer or seller in several of the disclosed-price sales, including 50 Balch LLC, 21 Bridge Street LLC, Shiloh 35 Properties LLC, Cabot-526 LLC, Driscoll Real Estate Holding LLC, Barbers Edge Inc. and 78 Cabot Street LLC. Bedroom, bathroom and square-footage figures were not available from the deed records reviewed for this period.
