West Newbury Sale Prices Span $425,000 to $1.3 Million in Late July

WEST NEWBURY -- Fifteen properties changed hands in West Newbury between June 26 and July 25, with disclosed sale prices ranging from $425,000 to $1,305,000, according to deeds recorded at the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW The registry recorded 15 transfers during the period, though only eight listed a sale price; the remaining seven were recorded without consideration amounts, which is common for deeds involving trusts, estates, or transfers between family members. Among the eight disclosed sales, prices ranged from $425,000 to $1,305,000, with a median of $551,000. Fifteen recorded transfers in a one-month span is a notable volume for a town the size of West Newbury, though more than half carried no public price tag, limiting how much the raw count says about overall market value.

TOP SALES The month's highest-priced transaction was 15 Parsons Rd Lot 16B, which sold for $1,305,000 on July 14. Cathy J. Swanson, trustee, was the seller; Peter Perez was the buyer. Close behind, 19 Crane Neck Dr Lot 2 sold for $1,300,000 on July 13, with the Asim Zaheer Revocable Trust as seller and Joseph Frew as buyer. The third-highest sale was 165 Main St, which went for $975,000 on July 13; Jonathan E. Casey, trustee, sold to Gretchen Pfeiffer. Rounding out the top five, 21 Prospect St sold for $602,000 on July 15 (seller: Guilford Family Realty Trust; buyer: Elise Madeleine Ciregna), and 213 Middle St Lot 3 sold for $500,000 on July 16 (seller: Krupanski R T; buyer: A. Wilke). Bed, bath and square-footage figures were not available in the deed records for any of these properties.

NEIGHBORHOOD BREAKDOWN Middle Street saw the most concentrated activity, with three separate lot sales recorded within two days: 209 Middle St Lot 1 ($425,000, July 15), 211 Middle St Lot 2 ($425,000, July 16) and 213 Middle St Lot 3 ($500,000, July 16). Main Street had two recorded sales at different price points -- 55 Main St at $460,000 and 165 Main St at $975,000. River Road also had two transfers, at 25 River Rd and 215 River Rd Unit 4, though neither disclosed a sale price. None of these seven disclosed a sale price.
