Wenham Sales Span $580,000 to $1.85 Million Over Four-Week Period

WENHAM -- Eleven residential deeds were recorded in Wenham over a four-week stretch this summer, with disclosed sale prices ranging from $580,000 to $1,850,000, according to Essex County (Southern District) Registry of Deeds records.

MARKET OVERVIEW Eleven property transfers were recorded in Wenham between July 10 and Aug. 8, 2026. Of those, seven listed a disclosed consideration amount, ranging from $580,000 to $1,850,000, with a median of $1,275,000. The other four transactions, several involving family trusts, did not list a sale price. The dataset does not include figures from prior months, so the 11 recorded transfers cannot be characterized as more or less active than a typical period based on count alone.

TOP SALES The highest-priced transaction was 27 Parsons Hill Rd, Lot 28B & 29A, which sold for $1,850,000 on July 22. Ronald S. Seger was the seller; the Lamont Family Trust was the buyer.

At 8 Charles Dr, Lot 4A, the property sold for $1,700,000 on July 23. Robert McGinness sold to Henry R. Tribuzzi.

At 30 William Fairfield Dr, Lot 39, the sale price was $1,570,800, recorded July 23. Richard P. Schuster was the seller; William Grippin was the buyer.

1 Burnham Rd, Lot 1, sold for $1,275,000, also recorded July 23. William S. Grippin was the seller; Gina Marie Zavrl was the buyer. Records show a William Grippin appears as both a buyer (30 William Fairfield Dr) and a seller (1 Burnham Rd) on the same recording date.

4 Enon Rd, Lot 50A, sold for $1,100,000 on July 16. SACC Realty LLC was the seller; Scott Perry was the buyer.

NEIGHBORHOOD BREAKDOWN Maple Street had two recorded sales: 115 Maple St, Lot A, sold for $1,060,000 on Aug. 5, and 68 Maple St sold for $580,000 on Aug. 3. No other street had more than one disclosed-price sale in the period.
