Rockport Sale Prices Span $550,000 to $1.8 Million in Late Summer Period

ROCKPORT -- Thirteen properties changed hands in Rockport from July 10 to Aug. 8, with disclosed sale prices ranging from $550,000 to $1,806,272 and a median of $950,000 among the five transactions that listed a price.

MARKET OVERVIEW Thirteen deeds were recorded in Rockport during the period, but only five listed a sale price, a common gap in deed data that often includes transfers within families or into trusts. Among the five disclosed prices, the range ran from $550,000 for a Popplestone Lane condominium unit to $1,806,272 for a Marmion Way condominium unit, with a median of $950,000. The raw count of 13 recorded transfers indicates activity in Rockport's property records during the period, though with eight of 13 transfers carrying no listed consideration, the overall dollar volume of the local market cannot be fully assessed from this data alone.

TOP SALES The highest-priced transaction was 22 Marmion Way, Unit 22, which sold for $1,806,272 on Aug. 7. The seller was 22 Marmion Way Realty Trust; the buyer was Marilyn Archibald. 32 Haven Ave. sold for $1,100,000 on Aug. 7. Jonah M. Ward's representative was the seller; Amy Barnett Sprenkle was the buyer. 1 High St. sold for $950,000 on July 30. The seller was Jill Davis-Ranford Trust; the buyer was Robert Y. Levine. 24 Forest St., Lot 2, sold for $800,000 on July 30. Earla J. Ricker was the seller; Katie Ann Dentremont was the buyer. 19 Popplestone Lane, Unit 1, sold for $550,000 on Aug. 7. Gail M. Seefeldt was the seller; Dorothy M. Torda was the buyer.

NEIGHBORHOOD BREAKDOWN No street recorded more than two transfers in the period except Rowe Avenue, where two units at 6 Rowe Ave., 2A and 1B, transferred from Amy B. Riggs to a Riggs family trust on Aug. 4; neither sale disclosed a price. Among transactions with disclosed prices, one sale fell under $700,000 (19 Popplestone Lane, $550,000), two fell between $700,000 and $1 million (24 Forest St., $800,000, and 1 High St., $950,000), and two exceeded $1 million (32 Haven Ave., $1.1 million, and 22 Marmion Way, $1,806,272). The remaining eight transfers, on Calebs Lane, Brooks Road, Rowe Avenue, Granite Street, Bruno Way, Main Street and one address listed only as "see record," did not disclose a price.

MARKET NOTES Six of the 13 recorded transfers, at 4 Calebs Lane, 5 Brooks Road, 6 Rowe Ave. (both units), 1 Bruno Way and the "see record" address, moved property from an individual owner to a trust bearing that same person's name, a pattern consistent with estate planning rather than open-market sales. None of the six disclosed a price. Five of the 13 transfers involved condominium units, at Marmion Way, Popplestone Lane, both Rowe Avenue units and Granite Street, while the remaining eight involved single-family homes or standalone parcels. Bedroom, bathroom and square-footage figures are not available in deed records for any of the transactions.
