Two Nahant Sales Top $2 Million as Median Price Tops $1.2 Million

NAHANT -- Twelve properties changed hands in Nahant between July 10 and Aug. 8, with two sales crossing the $2 million mark and the median recorded price reaching $1,219,837, according to newly recorded deeds from the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW

The registry recorded 12 property transfers during the period. Of those, eight listed a sale price, ranging from $500,000 to $2,100,000. The median sale price among the eight disclosed transactions was $1,219,837. The remaining four transfers, all involving matching or closely related grantor and grantee names, listed no consideration amount. Twelve recorded transfers in a four-week span is a notable volume of activity for a single small town, though the data alone does not indicate whether this represents a change from prior months.

TOP SALES

The highest-priced transaction was 12 Lafayette Ter, Lot 12 & 13, which sold for $2,100,000 on Aug. 6. The seller was Gray W. Rifkin, trustee, and the buyer was Jennifer Davis, trustee. The second-highest sale was 250 Wilson Rd, which sold for $2,070,000 on July 31; Bernadette C. McCaffrey sold to Enzo Raggiani. At 51 Fox Hill Rd, Eight One Eight Design & Development LLC sold to David F. Fougere for $1,700,000 on July 16. At 303 Nahant Rd, Lot 3, Frederick H. Stanley sold to Patrizia Colbert for $1,500,000 on July 14. Rounding out the top five, 36 Lennox Rd sold for $939,675 on July 31, with Conrad Lheureux selling to Jeremy Valance.

NEIGHBORHOOD BREAKDOWN

Three streets recorded more than one sale in the period. Wilson Road had two transfers: 250 Wilson Rd sold for $2,070,000, while 234 Wilson Rd, sold by Brian Anthony Hoffmann to Hoffmann Real Estate Management LLC, listed no disclosed price. Christopher Drive also had two transfers, both without a disclosed price: 5 Christopher Dr, sold by Brian Burke to Brian F. Burke, trustee, and 10 Christopher Dr, sold by Thomas F. Quinn III to Thomas F. Quinn III, trustee. Maple Avenue had two transfers as well: 32 Maple Ave, Lot 23, sold for $667,000, while 46 Maple Ave, Lot 18 & 19, sold by Joseph A. Ciota to Joseph A. Ciota with no price disclosed. Among the eight disclosed sales, three closed above $1.5 million (12 Lafayette Ter, 250 Wilson Rd and 51 Fox Hill Rd), one closed between $900,000 and $1.5 million in addition to 303 Nahant Rd (36 Lennox Rd), and the remainder closed below $1 million, including 85 Willow Rd at $935,000, 32 Maple Ave at $667,000 and 36 Sea View Ave at $500,000.

MARKET NOTES

Five of the 12 recorded properties carried unit or lot designations, at 12 Lafayette Ter, 85 Willow Rd, 32 Maple Ave, 46 Maple Ave and 303 Nahant Rd, indicating a mix of condominium or multi-unit transfers alongside single-property deeds in the month's activity. Four of the 12 transfers, one-third of the total, involved a grantor and grantee with the same or closely related name: 5 Christopher Dr, 10 Christopher Dr, 46 Maple Ave and 234 Wilson Rd. None of those four listed a sale price. Beds, baths and square footage are not captured in deed records and are not available for this report.
