Topsfield Sale Prices Span $1.19 Million Range in Latest Recorded Deeds

TOPSFIELD -- Twelve property transfers recorded at the Essex South Registry of Deeds between June 26 and July 25 show sale prices ranging from $390,000 to $1,580,000, with half of the recorded transactions involving family or trust-related transfers that carried no disclosed price.

MARKET OVERVIEW

The registry recorded 12 transfers in the period, with sale prices disclosed on 7 of them. Disclosed prices ranged from $390,000 to $1,580,000, with a median of $895,000. Twelve recorded transfers is a moderate volume for a single month in a small town, though the fact that five of the seven undisclosed-price deeds involve same-family or same-person trust transfers means the disclosed-price sample may not fully represent arm's-length market activity for the period.

TOP SALES

The highest-priced transaction was 2 New Meadow Ln Lot 10, which sold for $1,580,000 on June 30. Bryan S. Daitch sold the property to Ricardo Dasilva. The second-highest sale was 8 Caitlin Ln Lot 1, which sold for $1,250,000 on July 20, with John Okelly selling to Ryan Bacharach. A property listed in registry records only as "see record" sold for $910,000 on June 29, with Canterbury Hill Realty Trust selling to Thomas W. Fitzgerald. At 9 Meadowview Rd Lot 14, the sale price was $895,000, recorded June 30, with Imran M. Kalvert selling to Randal Peters. Rounding out the top five, 27 Colrain Rd sold for $888,000 on July 17, with Knowles 2025 Trust selling to David Baritot.

NEIGHBORHOOD BREAKDOWN

Two streets had multiple recorded transfers this period. Aaron Drive saw two transactions -- 4 Aaron Dr Lot 13A and 11 Aaron Dr Lot 3A -- both involving a property owner transferring the deed into a personal or family trust, and both with no price disclosed. Boston Street also had two transfers -- 470 Boston St Un 20 and 461 Boston St Un A-1 -- one a trust-to-trust transfer with no price disclosed, the other a $390,000 sale from a trustee to an outside buyer. Among sales with disclosed prices, one fell under $500,000 (461 Boston St Un A-1, $390,000), four fell in the $500,000-to-$1 million range ($590,000, $888,000, $895,000 and $910,000), and two exceeded $1 million ($1,250,000 and $1,580,000).

Six of the 12 recorded transfers this period appear to be transfers within the same family or to the same individual's trust, based on matching or related names in the grantor and grantee fields: 4 Aaron Dr Lot 13A (King to King Family Trust), 77 High St Lot 2 (Leahy to Leahy), 32 Mansion Dr Lot 15 (Connors to Connors, trustee), 470 Boston St Un 20 (Wiley Trust to Wiley Revocable Trust), 130 Haverhill Rd Lot 4 (Pelletier to Pelletier) and 11 Aaron Dr Lot 3A (Bennett to Bennett, trustee). Of those six, only the High St transfer carried a disclosed price ($590,000); the rest were recorded without consideration amounts, which is typical for deed transfers that move property into a trust rather than sell it on the open market. Bed, bath and square-footage figures are not part of Essex County deed records and are not available for any of the properties listed.
