Topsfield Home Sales Range From $590,000 To $1.25 Million In July

TOPSFIELD -- Fourteen properties changed hands in Topsfield between July 3 and Aug. 1, according to deeds recorded at the Essex County (Southern District) Registry of Deeds. Sale prices were disclosed in seven of those transactions, ranging from $590,000 to $1.25 million, with a median of $774,900.

MARKET OVERVIEW

The registry recorded 14 deed transfers in the four-week period. Of those, seven listed a sale price, ranging from $590,000 to $1,250,000, with a median of $774,900. The other seven were recorded without a disclosed consideration amount. Based on the raw count alone, 14 recorded transfers over four weeks is a moderate volume for a town the size of Topsfield; the data does not include prior-period figures for comparison.

TOP SALES

The month's highest-priced sale was 8 Caitlin Lane, Lot 1, which sold for $1,250,000 on July 20. Seller John OKelly conveyed the property to Ryan Bacharach.

At 89 North Street, Lot 3-5, the property sold for $980,000 on July 30. Vincent J. Schettino Jr., as trustee, sold to Peter E. Guarino.

27 Colrain Road sold for $888,000 on July 17. The Knowles 2025 Trust was the seller; David Baritot was the buyer.

37 Colrain Road, Lot 3, sold for $774,900 on July 31. William W. Lord, as trustee, sold to Joshua Schoenbrun.

Rounding out the top five, 3 Summer Street, Unit 2, sold for $707,500 on July 31. Emilie Rodgers sold to Ryan Christie Andrews.

NEIGHBORHOOD BREAKDOWN

Colrain Road was the only street with more than one recorded sale in the period, with transactions at 37 Colrain Road Lot 3 ($774,900) and 27 Colrain Road ($888,000). No other street had multiple recorded transfers.

By price tier among the seven disclosed sales, six fell in the $500,000-to-$1-million range: 77 High Street Lot 2 ($590,000), 42 Grove Street Parcel B ($600,000), 3 Summer Street Unit 2 ($707,500), 37 Colrain Road Lot 3 ($774,900), 27 Colrain Road ($888,000) and 89 North Street Lot 3-5 ($980,000). One sale, 8 Caitlin Lane Lot 1 at $1,250,000, exceeded $1 million. The remaining seven transfers -- at 14 Andrews Road, 13 Arrowhead Road, 60 Ipswich Road Lot 4, 4 Aaron Drive Lot 13A, 32 Mansion Drive Lot 15, 470 Boston Street Unit 20 and 130 Haverhill Road Lot 4 -- carried no disclosed price.

Eight of the 14 recorded transfers, or 57%, involved a grantor and grantee sharing a name, family surname or trust: 14 Andrews Road (Bott to Bott, as trustee); 13 Arrowhead Road (Conant to Conant Family Trust); 60 Ipswich Road Lot 4 (Falivene to Falivene, as trustee); 4 Aaron Drive Lot 13A (King to King Family Trust); 77 High Street Lot 2 (Leahy to Leahy); 32 Mansion Drive Lot 15 (Connors to Connors, as trustee); 470 Boston Street Unit 20 (Linda E. Wiley Trust to Wiley Revocable Trust); and 130 Haverhill Road Lot 4 (Pelletier to Pelletier). None of those eight transfers reported a sale price, consistent with the pattern of transfers between related parties or into trusts.

The deed data includes both condominium-style unit designations -- 3 Summer Street Unit 2 and 470 Boston Street Unit 20 -- and numbered subdivision lots, such as those on Caitlin Lane, North Street and Aaron Drive, indicating a mix of property types among the month's transfers.
