Top Boxford sale reaches $1.325 million as September price data stays thin

BOXFORD -- The Essex County Southern District Registry of Deeds recorded 15 property transfers in Boxford between Sept. 4 and Oct. 3, but sale prices were available for only three of them by press time, a reminder that pricing data typically lags recording by about a week.

MARKET OVERVIEW Fifteen deeds were recorded in Boxford during the period. Of those, three carried a recorded sale price, ranging from $755,000 to $1,325,000, with a median of $1,000,000 among the priced sales. The remaining 12 transactions show no price yet; most of those appear to be transfers into or out of family trusts rather than open-market sales, which may mean a price was never recorded or will not be. Taken on raw count alone, 15 recorded deeds in a single month is a moderate volume for a town of Boxford's size, though with price data in hand for just one-fifth of transactions, the overall market tone is difficult to characterize from this data set.

TOP SALES 16 Ingalls Village Way, Unit 4, sold for $1,325,000 on Sept. 23, the highest recorded price of the period. Seller Annette DeVito transferred the unit to Samuel H. Graves Sr., trustee.

19 Curtis Rd., Lot 6A, sold for $1,000,000 on Sept. 18. Seller David J. Maillett transferred the property to Aimee Rhone.

147 Bare Hill Rd., Lot 5, sold for $755,000 on Sept. 30, the lowest of the three recorded prices. Seller Michael Edward Doherty transferred the property to Rachid Mounir.

No bed, bath or square-footage figures were available in the deed data for any of these sales.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one transaction during the period. Great Pond Drive recorded two transfers: 57A Great Pond Dr. on Oct. 1 and 107 Great Pond Dr. on Sept. 22, neither with a price yet available. Ingalls Village Way also recorded two transfers: the $1,325,000 sale at Unit 4 on Sept. 23 and a transfer at Unit 28 on Sept. 15 with no price yet available. The remaining 11 transactions were spread across 11 different streets, with no other geographic clustering evident in the data. By price tier, the only priced sales split between the $500,000-$1 million range (147 Bare Hill Rd.) and above $1 million (16 Ingalls Village Way and 19 Curtis Rd.); the 12 unpriced transfers cannot yet be sorted into tiers.

MARKET NOTES Nine of the 15 recorded transfers show the same family name on both the grantor and grantee lines, or a transfer into a trust bearing the seller's own name: 67C Topsfield Rd., 15 Belvedere Rd., 57A Great Pond Dr., 13 Hollow Tree Rd., 40 Glen Forest Dr., 36 Silvermine Rd., 107 Great Pond Dr., 7 Tyler Rd. and 118 Stiles Pond Rd. all fall into this category. These are typically estate planning or intra-family transfers rather than open-market sales, which helps explain why most lack a recorded price. One transaction, 38 Kelsey Rd., transferred from Scott M. Baker to the U.S. Department of Housing and Urban Development on Sept. 17; no price was recorded for that deed either. With price data available for only three of 15 transfers, no reliable property-type mix or price-per-square-foot pattern can be drawn from this data set this month.
