Known Amesbury sale prices hold between $400,000 and $735,000 this period

AMESBURY -- The Essex South Registry of Deeds recorded 14 property transfers in Amesbury between Sept. 11 and Oct. 10, though sale prices have posted for only five so far. Among those five, a condominium unit on Roselett Way topped the list at $735,000.

MARKET OVERVIEW

Of the 14 recorded deeds, five carry a sale price in the registry's data as of this writing. Those five range from $400,000 to $735,000, with a median of $475,000. The other nine transfers have no price on file yet, which is typical: sale prices generally post to the registry within about a week of recording, and some of the nine appear to be transfers into family trusts or limited liability companies rather than open-market sales. Based on the raw count of 14 recorded deeds, the period shows a steady volume of activity, though with two-thirds of transfers still lacking price data, a full read on market conditions isn't yet possible.

TOP SALES

The highest-priced recorded sale was 4 Roselett Way, Unit 4, which sold for $735,000 on Sept. 29. Kathleen Roell was the seller; Paul A. Demello, as trustee, was the buyer.

11 Colchester St. sold for $585,000 on Oct. 5. Michael K. Curtin was the seller; Henry Fitzgerald was the buyer.

2 California Lane, Lot C, sold for $475,000 on Sept. 30. The seller was listed as M.J. Fogarty; the buyer as J. Bayko.

A property recorded only as "See Record" in the deed index sold for $440,000 on Oct. 2. Brendan James Linard was the seller; Colleen Fahey was the buyer.

26 Friend St., Unit A, sold for $400,000 on Oct. 1. Newburyport Homes LLC was the seller; King Bella LLC was the buyer.

NEIGHBORHOOD BREAKDOWN

Friend Street saw the most activity of any single street, with three recorded transfers: 26 Friend St. Unit A ($400,000), and 118 Friend St. and 114 Friend St., both transferred by the same seller, Norman E. Jutras Jr., to two separate LLCs, 118 Friend Street LLC and 114 Friend Street LLC. Prices for the two Jutras transfers are not yet available.

Among the five sales with recorded prices, three fell in the $400,000-$500,000 range (26 Friend St., "See Record," and 2 California Lane) and two topped $500,000 (11 Colchester St. at $585,000 and 4 Roselett Way at $735,000). No sales with recorded prices fell outside the $400,000-$735,000 span.

MARKET NOTES

Condominium units accounted for seven of the 14 recorded transfers: 39 Hope Dr. Unit 49-1, 45 Macy St. Unit 301C, 147 Whittier Meadows Dr. Unit 4C, 22 Linwood Place Unit 2, 4 Roselett Way Unit 4, 26 Friend St. Unit A, and 21 Bailey Pond Lane Unit 21. The remainder were single-family or other parcel types.

A notable share of the period's transfers, six of the 14, moved property from an individual owner into a trust bearing the same family name: 39 Hope Dr. (Casselberry to Casselberry Trust), 45 Macy St. (Morris to Morris, as trustee), 22 Linwood Place (Fisher to Mock Fisher Trust), 3 1/2 Orchard St. Parcel B (Linard to Linard, as trustee), 4 Roselett Way (to Demello, as trustee), and 21 Bailey Pond Lane (Fiacco to Fiacco, as trustee). None of these six carry a recorded sale price, consistent with their appearance as intra-family trust transfers rather than open-market sales. Bedroom, bathroom and square-footage figures were not available in the deed data for any property in this period.
