Swampscott Sees Wide Price Split as Million-Dollar Homes Outnumber Sales Under $1M

SWAMPSCOTT -- Twelve property transfers were recorded in Swampscott over the past month, with disclosed sale prices ranging from $420,000 to $2,050,000 and a median of $1,500,000 among the seven sales that listed a price.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 12 Swampscott property transfers between June 19 and July 18. Of those, seven listed a sale price, ranging from $420,000 to $2,050,000, with a median of $1,500,000. The remaining five transfers did not disclose a consideration amount, a common feature of family and trust-related transfers. Based on raw count alone, 12 recorded transfers is a modest but active volume for the period; no statewide or historical comparison is available in this data.

TOP SALES

The highest-priced transaction was 69 Puritan Rd, which sold for $2,050,000. The seller was listed as Khatib Osama A Tr, and the buyer was Dandreo Robert P. Second was 42 Stanwood Rd at $1,875,000, sold by David F. Fougere to Paul Van Slooten, trustee. Third was 171 Phillips Ave Lot 5, which sold for $1,525,000; the seller was One Seven One LLC and the buyer was Matthew Gatemann. Rounding out the top five, 22 Farragut Rd sold for $1,500,000, from Daniel B. Grimes to Colin Dwyer, and 29 Edgehill Rd Lot 132 sold for $989,900, from Alex L. Dytko, trustee, to Andrea Saldarriaga.

NEIGHBORHOOD BREAKDOWN

Phillips Avenue recorded two transfers in the period: 171 Phillips Ave Lot 5 sold for $1,525,000, while 23 Phillips Ave changed hands with no price disclosed. No other street recorded more than one sale. By price tier, one sale fell under $500,000 (1 Loring Ave Unit 311, at $420,000); two fell between $500,000 and $1 million (67 Beach Ave at $600,000 and 29 Edgehill Rd Lot 132 at $989,900); and four exceeded $1 million (22 Farragut Rd, 171 Phillips Ave Lot 5, 42 Stanwood Rd and 69 Puritan Rd). The remaining five sales, spread across Stanley Road, Phillips Avenue, Pleasant Street, Crescent Street and one property identified only as "See Record," did not disclose a price.

MARKET NOTES

Four of the five transfers without a disclosed price appear to be transfers within the same family or into a trust bearing the same name as the seller: 75 Stanley Rd (Robert A. Baker to Edythe C. Baker, trustee), the Pleasant Street property (Aleksandr I. Rapoport to the Rapoport Family Trust), 34 Cresent St (Timothy P. McCaffrey to Timothy P. McCaffrey, trustee), and the property recorded only as "See Record" (Raisa Goldin to Raisa Goldin, trustee). A fifth undisclosed-price transfer, 23 Phillips Ave, went from an individual seller to an entity called Nerd Investment Trust, a transfer to an unrelated name. No bed, bath or square-footage data was available in the deed records for any property, so no price-per-square-foot comparisons can be made.
