Swampscott Sale Prices Span Wide Range Topped By $1.5 Million Phillips Avenue Deal

SWAMPSCOTT -- Fifteen property transfers were recorded in Swampscott between June 26 and July 25, with disclosed sale prices ranging from $420,000 to $1,525,000. Just seven of the 15 deeds included a sale price, and several transfers moved property from an individual owner into a family trust rather than to a new buyer.

MARKET OVERVIEW

Essex South Registry records show 15 deeds recorded for Swampscott properties during the period, of which seven disclosed a sale price. Among those seven, prices ranged from $420,000 for a Loring Avenue condo unit to $1,525,000 for a Phillips Avenue condo unit, with a median of $600,000. Recording activity clustered around three dates -- July 24, July 21 and July 17 -- each of which saw three or more deeds recorded, while the remaining days in the period had single transfers. More than half the recorded deeds, eight of 15, did not disclose a price.

NEIGHBORHOOD BREAKDOWN

Paradise Road was the only street with more than one recorded transfer: a unit at 400 Paradise Rd. sold for $450,000 on July 24, while a unit at 1002 Paradise Rd. changed hands July 21 between two individuals with the same surname, Evdokimov, without a disclosed price. Among the seven sales with disclosed prices, two fell under $500,000 (the Loring Avenue and Paradise Road condo units), four fell between $500,000 and $1 million (Jessie Street, Beach Avenue, Ellis Terrace and Muriel Road), and one exceeded $1 million (Phillips Avenue). The remaining eight transfers, spread across Puritan Road, Prospect Street, Carson Terrace, Mudge Street, Longwood Drive, Shelton Road and Stanley Road, did not disclose a price.

MARKET NOTES

Condominium units accounted for six of the 15 recorded transfers -- at Paradise Road (two units), Prospect Street, Muriel Road, Phillips Avenue and Loring Avenue -- with the remaining nine involving single-family addresses. No square footage, bedroom or bathroom data was available in the deed records, so no price-per-square-foot comparisons can be made. A recurring pattern in the undisclosed-price transfers was property moving from an individual owner into a trust bearing the same or a related surname: Kimberly Burns to Kimberly Beth Burns Tr., Vasilios Karametsopoulos to Vasilios Karametsopoulos Tr., Luis E. Martinez to the Martinez Living Trust, David P. Denune to David P. Denune Tr., and Robert A. Baker to Edythe C. Baker Tr. Five of the eight undisclosed-price deeds followed this same-family or same-individual pattern; the deed records do not indicate why these transfers occurred.
