September's Costliest Manchester-By-The-Sea Sale Fetches $4.2 Million, Pushing Median Above $1 Million

MANCHESTER BY THE SEA -- Fifteen property transfers were recorded at the Essex South Registry of Deeds between Sept. 4 and Oct. 3, led by a $4.2 million sale on Raymond Street. Eight of the 15 deeds carry a recorded sale price so far; the rest are expected to post in the coming days.

MARKET OVERVIEW

Fifteen deeds were recorded in Manchester-By-The-Sea during the period. Among the eight sales with a price on file, prices ranged from $650,000 to $4,200,000, with a median of $1,117,500. The raw count of 15 recorded deeds does not by itself indicate whether the period was busier or quieter than usual; no prior-month figures were provided for comparison. Seven of the 15 deeds have no price yet available, a normal lag in registry reporting rather than an indication anything was withheld.

TOP SALES

The month's highest-priced transaction was 53 Raymond St, Lot 5, which sold for $4,200,000. Brian E. Bagenstose sold the property to 53 Raymond LLC. The second-highest sale was 70 School St, Lots 4 & 5, for $2,900,000; the Thomas S. Dodge Revocable Trust-2014 sold the property to Hollis French III. At 50 Bridge St, Christopher J. Shea sold to Samuel McCray Carlin for $1,500,000. Pine Street Investment Properties LLC sold 120 Pine St, Parcel A, to Caroline Crocker for $1,250,000. Rounding out the top five, Stephanie H. Neupert, as trustee, sold 8 Lincoln St to the Donna M. Mazzone Living Trust for $985,000.

NEIGHBORHOOD BREAKDOWN

Pine Street was the month's most active street, accounting for five of the 15 recorded deeds: 89 Pine St Lot 3A, 120 Pine St Parcel A, 166 Pine St Lot 2, 113 Pine St Unit B and 115 Pine St Unit 1. Of those, two carried recorded prices, $1,250,000 and $650,000, and three were trust transfers with price not yet available. Raymond Street had two recorded deeds: the $4,200,000 Lot 5 sale and a price-not-yet-available transfer at 6 Raymond St between Clive Hughes as trustee and Clive Hughes individually. Summer Street also had two deeds: a $750,000 sale of 500 Summer St, Lots 1, 1A and 1B, from the Eric W. Bachry 2024 Trust to 500 Summer Street MBTS LLC, and a price-not-yet-available transfer of 53 Summer St from Michael Kirk to HMS Manchester Properties LLC. The remaining seven sales were spread across single addresses on Crooked Lane, University Lane, Lincoln Street, Desmond Avenue and Bridge Street.

Six of the 15 recorded deeds involved a seller and buyer with the same surname or a direct entity change, consistent with a trust or estate transfer rather than an arm's-length sale: 14 Crooked Ln Lot 9 (Lehar to Lehar as trustee), 6 Raymond St (Hughes as trustee to Hughes), 89 Pine St Lot 3A (Symes to Symes as trustee), 28 University Ln Lot C (Marangell to the Marangell Family Investment Trust), and 113 Pine St Unit B and 115 Pine St Unit 1 (both Theriault to Theriault as trustee). These same-name transfers account for six of the seven deeds without a recorded price so far; the seventh, 53 Summer St, sold to an unrelated LLC buyer. Of the eight sales with a recorded price, a mix of standalone single addresses (50 Bridge St, 8 Lincoln St) and lot- or unit-designated properties (70 School St Lots 4 & 5, 120 Pine St Parcel A, 166 Pine St Lot 2, 24-26 Desmond Ave Unit 3, 53 Raymond St Lot 5, 500 Summer St Lots 1, 1A and 1B) changed hands.
