GEORGETOWN -- Fourteen properties recorded deeds in Georgetown between Sept. 4 and Oct. 3, with sale prices ranging from $370,000 to $1.4 million among the seven transactions with a price on file so far.

MARKET OVERVIEW Fourteen deeds were recorded in Georgetown during the period, a count that reflects steady, not unusually high, turnover for a single month. Of those, seven carried a recorded sale price, ranging from $370,000 to $1,400,000. The median sale price among the seven priced transactions was $739,000. For the remaining seven sales, a price is not yet available; for most deed transactions, prices typically post to the registry within about a week of recording, so these are expected to fill in.

TOP SALES The month's highest-priced sale was 41 Baldpate Rd., Lot 10, which sold for $1,400,000 on Sept. 30. Michael P. Marta sold the property to Helping Hands Ministries Inc. 140 Thurlow St., Lot 9, sold for $800,000 on Sept. 30. Richard Wilson sold the property to Daniel P. Lattarulo. 11 Marlboro Rd., Lot 66, sold for $750,000 on Sept. 23. Andrew S. Cuneo sold the property to Alicia D. Elnagger. 85 W. Main St. sold for $739,000 on Sept. 30. Pentucket Pond Realty Trust sold the property to Michael P. Marta, the same buyer who sold the Baldpate Road property for $1.4 million that same day. 14 Web Rd. sold for $708,000 on Oct. 1. John Moriarty sold the property to Camden Armstrong.

NEIGHBORHOOD BREAKDOWN North Street was the only street with more than one recorded transfer: 513 North St., Lot 1, and 357 North St., Lot 142A, both recorded in late September, with a price not yet available for each. The remaining 12 sales were spread across 12 different streets, including Web Road, Baldpate Road, Thurlow Street, West Main Street, Brook Street, Central Street, Marlboro Road, Pineneedle Lane, Lake Shore Drive, Andover Street, Tenney Street and Pingree Farm Road. By price tier among the seven sales with recorded prices: one sale was under $500,000 (99 Tenney St., Lot 5, at $370,000); five fell between $700,000 and $800,000 (14 Web Rd., 140 Thurlow St., 85 W. Main St., 11 Marlboro Rd. and 412 Andover St.); and one topped $1 million (41 Baldpate Rd. at $1.4 million).

MARKET NOTES A price was available for exactly half of the period's 14 transfers, a share consistent with the usual lag before the registry posts consideration amounts. Nine of the 14 deeds carry a lot or unit number within the property description, such as "Lot 9" or "Lot 142A," a designation common to condominium units; the other five list standalone street addresses. Both North Street sales, 513 North St., Lot 1, and 357 North St., Lot 142A, also carry lot numbers, consistent with that broader pattern. Among the seven sales with recorded prices, five fell within a relatively narrow $700,000-to-$800,000 band, with only the Tenney Street sale and the Baldpate Road sale outside that range. Several September transfers appear to be within-family or trust transactions rather than open-market sales: 513 North St., Lot 1 (Joseph R. Carson to Joseph R. Carson); 5 Brook St. (Carol Bain to Earth Angel Trust); 357 North St., Lot 142A (Forrest M. Bridges Jr. to Michael F. Bridges); 2 Pineneedle Ln. (Elyse Baron to Theodore Baron); 68 Lake Shore Dr. (Joyce C. Bagley to Joyce Cimino Bagley, trustee); and 11 Pingree Farm Rd., Lot 2 (Mark Robicheau, trustee, to Marcie P. Robicheau, trustee). A price is not yet available for any of these six transfers. Also notable: Michael P. Marta appears on both sides of the market this period, selling 41 Baldpate Rd., Lot 10, for $1.4 million and buying 85 W. Main St. for $739,000, both recorded Sept. 30.
