Saugus home prices span $257,000 to $1.2 million in latest deed filings

SAUGUS -- Fifteen property transfers were recorded in Saugus between June 19 and July 18, topping out at $1.2 million for a Heritage Lane condominium, according to deeds filed with the Essex South Registry of Deeds. Eleven of the 15 transactions disclosed a sale price.

MARKET OVERVIEW The registry recorded 15 sales for the period. Among the 11 transactions with disclosed prices, sale amounts ranged from $257,000 to $1,200,000, with a median of $700,000. Fifteen transfers over a four-week stretch is a moderate volume for a town of Saugus's size, though this data set alone does not include prior-period figures for comparison.

TOP SALES The month's highest-priced transaction was 2 Heritage Ln, Lot 17, which sold for $1,200,000 on July 15; John M. Needham sold to Galip Bak. At 49 Forest St, the Beverly B. Caporale Trust sold to Gilberto Tercetti-Junior for $1,120,000 on July 10. A condominium unit at 15 Fernwood Rd, Lot 7, sold for $1,002,000 on July 15, with Benjamin Penta selling to Daniel Angolano. At 53 Walnut St, Lot 1, Yancaro Flipping Company LLC sold to Ha Hai T. Pham for $935,000 on July 16. Rounding out the top five, 16 Endicott St, Lot 20, sold for $865,000 on July 15, with Brian J. Lewis, as trustee, selling to Linda A. Nazzaro.

NEIGHBORHOOD BREAKDOWN Thomas Street saw two separate transfers during the period: a unit at 5 Thomas St, Un. P-8 (price not disclosed) and a unit at 9 Thomas St, Un. C-2, which sold for $425,000. No other street had more than one recorded sale. By price tier, three disclosed sales topped $1 million (Heritage Lane, Forest Street and Fernwood Road), five fell between $500,000 and $1 million (Walnut Street, Endicott Street, Avon Street, Sherwood Forest Lane and Reynolds Drive), and three were under $500,000 (Broadway, Austin Court and Thomas Street). The remaining four transactions did not disclose a price.

MARKET NOTES Eleven of the 15 recorded transfers involved condominium or multi-unit properties, identified by lot or unit numbers in the deed records, while four were single, standalone addresses (10 Avon St, 914 Sherwood Forest Ln, 49 Forest St and 291 Main St). Several sales involved trusts or estates on the seller side, including Lewis Brian J Tr (16 Endicott St), the Beverly B. Caporale Trust (49 Forest St), the William P. McDonough Trust (8B Austin Ct), Christopher J. McGrath, representative of an estate (804 Reynolds Dr), and Robert M. Vigliotta, representative of an estate (9 Broadway). Four of the period's transactions appear to be transfers within the same family or to a related trust rather than sales to a new outside owner: 11 Atlantic Ave, Lot 2 (Sibora Cjapi to Sibora Cjapi); 21 Carson St, Lot C-1 (Karen M. Spencer, trustee, to Scott Carl Spencer, trustee); and 291 Main St (Abdelmenem S. Ragab to Abdelmenem S. Ragab, trustee). None of these three disclosed a sale price, consistent with the pattern seen in other non-arm's-length transfers in this data set.
