Saugus Home Prices Range Widely as Six Sales Disclose Purchase Amounts

SAUGUS -- Fifteen properties changed hands in Saugus between July 10 and Aug. 8, according to records filed with the Essex County (Southern District) Registry of Deeds. Six of those transactions disclosed a purchase price, ranging from $525,000 to $1,060,000, while the other nine, many of them transfers within the same family or into a trust, did not include a sale price in the deed record.

MARKET OVERVIEW Of the 15 recorded transfers in the period, six included a disclosed sale price. Those prices ranged from $525,000, for a unit at 12 Longwood Ave., to $1,060,000, for a property on Ballard Street. The median price among the six disclosed sales was $822,500. The remaining nine transactions, 60% of the month's total, carried no listed price, a pattern common in deed records for transfers among family members or into a trust. Fifteen recorded sales over the four-week span is a moderate volume by raw count, but with the majority of transactions lacking price data, the figures below describe only part of the period's full activity.

TOP SALES The month's highest-priced recorded sale was 8 Ballard St. (Lot 16, 17 and part of Lot 15), which sold for $1,060,000 on Aug. 6. Seller Harris, Jason L. Sr., sold to buyer Diaz, Marco V. Deleon. A property recorded in deed filings simply as "See Record" sold for $1,000,000 on Aug. 6. Seller Conlon, Michael, as trustee, sold to buyer Ciulla, Douglas Michael. 216 Lynn Fells Parkway sold for $905,000 on Aug. 3. Seller Shum, Kung, sold to buyer Crerar, Justin. 19 Pinehurst Ave. (Lot B) sold for $740,000 on Aug. 7. Seller Faria, Aldina M., sold to buyer Digirolamo, Michael Robert Sr. A condominium unit at 1601 Lewis O Gray Drive, Building 16, sold for $590,000 on Aug. 5. Seller Bingham, Victoria Vitale, sold to buyer Frongillo, Mark S. Beds, baths and square footage were not available from the deed records for any of these sales.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one recorded transfer during the period. On Lincoln Avenue, 550 Lincoln Ave. and 550 Lincoln Ave. Lot 1 both changed hands on Aug. 7 within the Amicone family, moving the property between an individual owner and a trust; neither transaction disclosed a price. On Main Street, 434 Main St. (Lot 2) transferred from Philip A. Lacolla Jr. to the Lacolla Family Trust, and 459 Main St. transferred from Gates Realty Trust to Louis E. Guyott II; neither disclosed a price, and the two Main Street transactions do not appear to involve the same parties. By price tier among the six disclosed sales: two sold under $600,000 (12 Longwood Ave. at $525,000 and 1601 Lewis O Gray Drive at $590,000); two sold between $600,000 and $1 million (19 Pinehurst Ave. at $740,000 and 216 Lynn Fells Parkway at $905,000); and two sold above $1 million (the "See Record" property at $1,000,000 and 8 Ballard St. at $1,060,000).

MARKET NOTES Nine of the 15 recorded transfers, 60% of the total, did not include a disclosed sale price. At least seven of those nine appear to be transfers within the same family name or into a trust rather than open-market sales: 6 Richardson Circle (Frederick M. Ryan to Frederick M. Ryan, trustee); 550 Lincoln Ave. and 550 Lincoln Ave. Lot 1 (two transfers within the Amicone family); 64 Bristow St. (Ann V. Bicchieri to Ann V. Bicchieri, trustee); 9 Cheever Ave. (Carmelina Desmond to Carmelina Desmond); 6 Arrowhead Drive (Anthony Pyliotis to Poppy Pyliotis, trustee); and 434 Main St. (Philip A. Lacolla Jr. to the Lacolla Family Trust). Deed records do not specify property type beyond lot or unit designations; one disclosed sale, at 1601 Lewis O Gray Drive, was recorded as a condominium unit, while the remainder were recorded by lot number, consistent with single-family or subdivided parcels.
